21212 has four, beautifully appointed, super king bedrooms, each with a dedicated lounge area. The rooms are on the two upper levels of the house, and offer commanding views over the lush green gardens to the rear, or the bustling city of Edinburgh to the front. On a clear day, you can see the Firth of Forth and beyond from the two front-facing rooms.

On our ground floor you will find Lyla, a fine dining experience, run bu our guest Chef, Stuart Ralston. Tables can be booked via www.lylaedinburgh.co.uk .

Each room is elegantly and uniquely decorated and features an en-suite bathroom (with either a bath or shower). Rooms also include:

Terms & Conditions

In accordance with UK law, the bedrooms, apartment and all common areas of 21212 are non-smoking and in addition, due to the fact that the property is Grade A listed we also ask you not to use candles either. Unfortunately, owing to the building's Grade A status there is no elevator. As bedrooms are located on the 2nd and 3rd floors guests should be comfortable with stairs. Likewise, the apartment is only accessible by an outside staircase.

Please note that we re unable to accept check ins after 10pm, unless agreed upon at booking.

Please also be aware that the maximum occupancy for any of our four rooms is 2 persons, and that the maximum occupancy for The Courtyard Apartment is 3 persons. Due to licensing, no children under 5 are allowed anywhere in the premises.

All damage done to the premises will incur additional charges directly proportional to said damage

Payment Policy

A non-refundable, non-transferable deposit of 20% of the total reservation amount is payable at the time of booking.
If, for any reason, the card details provided do not work or we are unable to process the deposit for any reason, your reservation will not be valid until such a time as you are able to provide valid payment information.

Cancellation Policy

You have until 72 hours before your arrival date to make a cancellation; although you will lose your non-refundable deposit, no further charges will be incurred.
If a cancellation is made within 72 hours of your arrival date, you will be liable for full charges if we are unable to re-sell the room.
If you would like to cancel the reservation, please note this must be done by email and until a response is received from ourselves confirming the request please consider the reservation still valid.
