We're an easy-going family-run business. We appreciate you choosing us for your stay. Here are our terms & rules for staying

1. No parties or events allowed. (We reserve the right to retain your security deposit if a party or event is held)
2.No smoking allowed inside the property. (Please also respect our neighbours by smoking away from their doorway - front or back)
3.No pets allowed.
4. We allow toddlers and children under 12; however, please provide us with an advance warning if you require a cot.
5.No unregistered guests allowed. (If you do not declare a guest on the booking, but bring an additional guest, we reserve the right to take additional payment from your security deposit.)
6. Don't eat or drink in the bedrooms. This causes our cleaners too much additional work - eating or drinking in bedrooms may cause us to charge additional cleaning costs from your security deposit.
7. Please respect the noise curfew. (between 9 pm-7 am)
8. Please respect our neighbours - if we get anti-social behaviour complaints we reserve the right to remove you at any time.
In the event of any incident, you and the rest of your party must leave immediately, and the booking will be terminated. There will be no refund or compensation for any loss of stay.
9. Please respect check-in and check-out times. If you leave the property late, we reserve the right to charge an additional fee.
10. Please be careful when using the app to unlock the front door. Any damage caused to the lock or locking mechanism will be charged to your deposit. (Instructions are sent before arrival by email)
11. Please take care of the furnishings. You have to pay for damages from your security deposit.
12. Please don't rearrange the furniture - if you move anything temporarily, please return it to its current spot before you leave.
13. Before you leave, please clean any dishes, cutlery or other kitchen utensils (including pots & pans).
14.No illegal substances are allowed on the premises. (Whether being consumed or simply on your person, we have a total ban on illegal substances).
In the event of any incident, you and the rest of your party must leave immediately, and the booking will be terminated. There will be no refund or compensation for any loss of stay.
15. If the total of any damages or problems exceeds your deposit, we reserve the right to charge your payment method with all additional costs.

Damages and Breakages
Please take care of our accommodation. You are responsible and liable for any breakages or damages which you cause, to the accommodation and its contents. Please let us know of any instances as soon as they occur. We do not usually charge for minor breakages, but we may invoice you if the damage or breakage is significant. We may consider an additional charge of up to £500.00 (dependent upon the damage and disruption caused) if you do not report the damage as soon as it occurs. Wilful damage will incur the total cost of replacement or repair. No liability will be accepted for any loss or damage to possessions, valuables or vehicles belonging to guests or others.

Guest Behaviour
We will not tolerate abusive, violent or unacceptable behaviour towards ourselves, neighbours or fellow guests. In case of any incident, you and the rest of your party must leave immediately, and the booking will be terminated. There will be no refund or compensation for any loss of stay.

Liability
We do not accept any liability for any damage, loss or injury to you or any member of your party or any vehicles or possessions.

Exceeding your booking
Our maximum stay is 14 nights unless otherwise agreed. If you attempt to remain in the property after your booking has expired, we will call local law enforcement to remove you. This property falls under the holiday lets category, and we expect you will have another dwelling to return to when your stay is over. According to Schedule 1 - of the Housing Act of 1988, you agree that your stay is not an Assured Tenancy.

Payment Policy

Payment is due in full on the day of booking. The host reserves the right to cancel bookings if payment is received after the due date.

If the host requests a security/damage/other deposit, this will be refunded 48 hours after a thorough inspection of the property has been completed.

(This may also include contacting the neighbours to discuss noise and anti-social behaviours.)

Cancellation Policy

Unless otherwise expressly stated, all reservations are non-refundable.
