TERMS AND CONDITIONS

Terms and conditions of occupancy of Apartments at Ardconnel Court, 38 Ardconnel Street, Inverness.
Having signed or confirmed by booking on our website, or otherwise reserving accommodation, these Terms and Conditions will apply from the date on which your occupancy commences. As such you are acknowledging that the apartment is not your principal place of residence, the occupancy is not protected by the Housing Act (Scotland) 1988 which gives the right to occupy the premises for the agreed term and for holiday purposes only. The apartments should not be used for stag or hen parties, weddings or any special events without prior discussion and agreement from Crown Apartments.
Nothing in this Contract between you (the “Occupant”) and Crown Apartments Limited (The “Company”) shall be deemed or implied to create a relationship of Landlord and Tenant.
1. THE OCCUPANT ACKNOWLEDGES
a. That the interior of the apartment offered is clean and in good order, that the contents and appliances are in good working order, and agrees to return the apartment in the same condition.
b. The Company will require a Good Housekeeping Bond from you representing your agreement to leave the property as found. The Company may claim for any loss or damage up to the amount of the GHB. In addition to damages they may claim for excessive cleaning costs arising from your rental which were not anticipated or factored into your rental. Please be aware that smoking in apartments or taking dogs into apartments is not permissible. The GHB can be paid by pre-authorised credit card

The funds will be allocated from your card to Crown Apartments Ltd but will NOT be taken unless there is a claim.

2. THE OCCUPANTS ARE ASKED NOT TO:-
a. Use the apartment for any purpose other than as a serviced apartment.
b. Increase the number of persons booked without advising the Company
c. Allow unsupervised children to access balconies at any time
d. Do anything that will be a nuisance or cause annoyance to other residents.
e. Contravene the no smoking ban that the Company operates in Ardconnel Court and the grounds adjacent to it. Occupants will be held responsible for the consequences of any contravention and may be asked to vacate their apartment without financial recompense. If a fire appliance is summoned unnecessarily the occupant will be liable to cover any charge made by the fire department
f. Keep animals in the apartment
g. Use the apartment for any illegal or immoral purposes
h. Use or store bottled gas, inflammable fuel or paraffin heaters in the apartment.
i. Remove from the apartment any, contents, fittings and fixtures belonging to the Company
j. Hang clothes or other effects from balconies or windows
k. Use stiletto heeled footwear or similar that might cause damage to wooden floors, use cosmetics or other toiletries that might permanently damage baths, furniture or linen. The Company reserves the right to recover the cost of replacing or repairing any damaged item.

3. DAMAGES
Please advise a member of staff if there are any breakages or damages in the apartment.

4. RESERVATION CANCELLATION OR ADJUSTMENT BY THE COMPANY
The Company hopes that the occasion does not arise where it requires to cancel or adjust your booking in any way. However if due to unforeseen circumstances it is not possible to accommodate you in your original choice of apartment you will where possible be offered another suitable apartment. If the alternative is unacceptable to you the Company will refund your reservation fee.

5. THE COMPANY DOES NOT ACCEPT RESPONSIBILITY FOR:-
a. Injury or damage arising from the failure of Occupants to use non-slip mats provided in bath and shower areas.
b. Occupants motor vehicles ad contents hen parked on the Company premises
c. Loss or damage to Occupants personal property

6. OCCUPANTS ARE ASKED TO AGREE
To meet costs and expenses incurred by the Company in respect of repairs and other works within the apartment or public areas resulting from the Occupant or any third party introduced to the building by the Occupant and to ensure that visitors are booked in and out of the premises to ensure compliance with Health and Safety requirements

7. PAYMENT AND CANCELLATION POLICY
Payment for your reservation will automatically be charged to the credit/debit card you have provided. Please ensure that you have funds in place and that the card you have provided is valid. Failure to provide payment in full 3 weeks prior to your booking (with the exception of promotional offers) may result in your reservation being cancelled. All prices include VAT at 20%

Direct Booking benefits do not apply to any 3rd party bookings.

Guests may cancel free of charge until 30 days before arrival (with the exception of promotional offers) The guest will be charged the total price of the booking if they cancel in the 30 days prior to arrival

You are advised to take out your own holiday insurance to cover the duration of your stay.

8. COMPLAINTS

Cancellation Policy

You may cancel free of charge up to 14 days before arrival.

You will be charged the total price of booking if you cancel within 14 days of your arrival.
