Property Information
Our Hamptons Bed and breakfast was built in 1997 from the ground up for the sole purpose of being a Victorian house and B&B. It was bought by it's current owners (Kenny and Kelly) in August of 2015. They strive to make every guest have an enjoyable stay with a policy of "May All Who Enter As Guests, Leave As Friends".
Our inn is located in Eastport, NY which some say is the new gateway to the Hamptons. 5 miles from Westhampton, 20 minutes to outlets, 20 minutes to the start of the North Fork wineries, 30 minutes to the Fire Island Ferries, and 90 minutes to NYC. Also we are 10 minutes off of the LIE, so there is no worrying about sitting in Hamptons traffic. Featured on HGTV, Channel 12 news, many newspapers and magazines due to uniqueness of all of its features - water views, whirlpool tubs, individual thermostat controls, freshly prepared breakfast.
Each Room in Our B&B has the following:

Terms & Conditions
Check in time is typically between 3-5pm.
We strive to accommodate all guests with checking in needs, and we try to arrange for one of us to be here for all check ins in case there are any questions. If you plan on coming after 5 PM, we may need to send you information on how to get into the house/your room on your own. We never want anyone to rush to be here by 5 and it is quite easy to get in and find your room with our directions if we are unavailable. Please let us know if you will be here after 5 or want to request an earlier check in time.
Smoking and candles are not allowed in the rooms. If during your stay preventable damage occurs due to neglect there will be a minimum cleaning charge of $250 to the same credit card used for your room charge.
This form serves as our waiver and release of liability form for any time during your stay anywhere on our property, whether in your room, in the common rooms, and all outdoor areas including the pool.
All rooms and all areas of our Bed and Breakfast are for the sole benefit of guests staying with us, not for visiting friends and family of the guests. This is to ensure the peace and tranquility our guests expect and deserve. Some exceptions can be arranged with prior notice.
Breakfast is served betwen 9 and 10 am. If you decide you will not want breakfast, please let us know the night before. Kenny is typically in charge of breakfast and tries to be flexible with special requests.
Check out time is 11 am. Please let us know if you will require a late check out, and an additional fee may be necessary.
Payment Policy
50% Deposit is due to confirm the reservation. The remainder balance is due upon check-in
Cancellation Policy
If canceling, one must do so 2 weeks prior to their check in date. The 50% deposit will be credited towards another stay.
If you cancel within 2 weeks of check in, you will lose your deposit. If we are unable to rebook your room, you will lose the total amount of the room cost.
