Whatever your reason may be for staying in the NH Lakes Region, The Ballard House Inn, selected Best Historic B&B in NH by Yankee Magazine, offers a serene and picturesque backdrop for your home away from home. We are just minutes from Lake Winnipesaukee, downtown Meredith, Gunstock Ski Area, and centrally located in the heart of the beautiful Lakes Region. Our Inn sits on over 10 acres of rolling meadows and private forest. The Inn is also directly accessible to Waukewan Highlands hiking trails from our backyard and borders 178 acres of town owned recreational land with additional trails, paths, small ponds and plenty of wildlife. Our guests often mention the setting at the Inn is so private and serene yet close to so many fabulous restaurants and shops of the Lakes Region. Each morning you will start your day with a full country breakfast; we are confident you will start your day feeling refreshed. Feza and Paula will be on hand in the morning to assist you in planning your day, and helping you make the most of your stay. Upon your return in the afternoon, you will be offered homemade afternoon refreshments and snacks

Terms & Conditions

Rates are for single and double occupancy. We can accommodate additional persons in our two suites (Squam and Winnipesaukee) at a rate of $25 dollars extra per person per night.
To rent the entire Inn, a deposit of 50% of entire stay is required. All rooms must be rented and cannot be cancelled at any time after the initial deposit is received
We proudly accept American Express, Discover, MasterCard and Visa. Please be sure to check your dates carefully as this in turn will affect your deposit given.
A deposit of one night’s stay is required unless otherwise stated at the time of booking.
If your plans change after your reservation is confirmed, notice is required 14 days in advance of arrival to obtain a refund of your deposit, less a $25.00 service charge. If you cancel your reservation within 14 days of your arrival you are responsible for the balance of your reservation. If we are able to re rent your room, you will be refunded your deposit and any balance paid less the $25.00 service charge. The cancellation policy also applies to changes in your arrival/departure date which results in a shorter stay, and no refunds are provided for late arrivals or early departures.
Two nights on all weekends and holidays unless otherwise stated. Although we do require a two night stay on all weekends, occasionally our availability allows us to book you for just one night. Please call to inquire about a one night stay.
Our regular check-in time is between 3-6PM
Our check out time is 11:00 AM, however guests are welcome to spend time exploring around Ballard House after checking out.
The Ballard House Inn has a strict no smoking policy anywhere in the building. to maintain the historic charm of the Inn. If we are required to clean your room or any area of the Inn due to smoke odor/damage you will be assessed a $175.00 cleaning fee
The Inn is suitable for children 10 years of age or older. All children are assessed the $25.00 extra person charge.
Unfortunately we do not allow pets
