Terms & Conditions

We aim for your visit at Big Fish Getaways to be a fantastic experience. To assist us in delivering on that goal we have developed the following policies and guidelines that we request that you adhere to before, during and after your stay. It is the guest’s responsibility to read and understand all the policies before finalizing a reservation with a deposit. Placing a reservation deposit implies that you have read & understand all policies. If you have any questions, please ask before booking.

• Big Fish Getaways is designed for families. Loud and/or obnoxious behavior is unacceptable.
• Minimum 2-night stay at all times.
• Minimum 3-night stay over holiday weekends.
• The door code for cabin entry will be sent via email and/or text message approximately 24 hours prior to arrival.
• Check-in time is 4:00 p.m. Check-out is by 10:00 a.m.
• Rental agreement: Once your reservation is confirmed, Big Fish Getaways will send you a reservation confirmation including a rental agreement and waiver forms. You must read and sign all applicable forms and return them via email before arrival.
• All facilities are non-smoking at all times, a $300 fee will be charged for violating this policy.
• Pet Policy: we do allow pets, but a pet fee applies and pet’s are not to be left unattended on the property at any time nor allowed on the furniture.
• Fishing: Please make sure that you have a VA freshwater fishing license to enjoy your time on the property.

Payment Policy

• Security deposit of 50% of your overall cabin rental amount is due at the time of reservation. A rescheduling fee of $75 will apply to any changes made after deposit is taken.
• Taxes/Fees: The overall total will include 10.3% sales and transient lodging taxes
• Balance: The balance is due before arrival and will be automatically charged to the credit card used at the time of deposit unless other arrangements are made before check-in.
• Security Deposit: A $350 security deposit will be held with the guests’ credit card used at the time of reservation or check-in. No charges will incur unless we find damages or excessive cleaning is required after the departure of the guests. We will notify the guest should any or all of the security deposit be charged with documentation.
• Pet Policy: We are pet friendly, but only for 2 animals and a $50 pet fee per animal is required.

Cancellation Policy

• Before 30 days of check-in: Your deposit will be refunded minus a $75 cancellation fee.
• Within 30 days of check-in: Your entire deposit will be forfeited.
• Any cancellations made within 14 days of check-in will automatically be charged in-full to the card used for deposit.
• Reservations made more than 6 months in advance: 90 days prior to your arrival, you will receive a final confirmation. No refunds will be made after that date. Cancellations made before 90 days of check-in will be refunded their deposit minus a $75 cancellation fee.
• No refunds will be given for reservations for VT graduations and football games within a 90 day window.

Big Fish Getaways cannot refund money due to circumstances beyond our control including inclement weather and other natural occurrences.
