Terms & Conditions

By using this website and/or by booking accommodation at Brae Lea House you agree to the following Terms & Conditions.

All accommodation bookings must be paid for in advance by card. Extensions to stays must be paid for in advance by card. We regret we do not accept cash or cheques.
We reserve the right to move your booking to a larger room for any reason. In such cases you will not be charged any more than your original booking.
We reserve the right to move you to a different room if there is a safety risk or other problem with the room you originally booked.
Breakages, damage & consequential loss must be paid for.
This is a No Smoking property. No smoking is permitted within the property or within 5 metres of any external doorway or window. Guests who fail to abide by these requirements will be charged an additional cleaning bill of £250 and risk having their booking terminated immediately without refund.
Guests must treat all other people and property with respect while on the premises.
Bookings may be terminated immediately if the owner or staff fear for the health, safety or comfort of themselves or other guests (including failure to wear a face-mask when indoors, except in your bedroom). In such cases no refund will be given.
Guests must follow all safety guidance including fire instructions and evacuate the building if told to do so.
Events beyond our reasonable control: We will not be in breach of these Terms, nor our contract with you, nor liable for delay in performing, or failure to perform, any of the obligations under these Terms if such delay or failure result from events, circumstances or causes beyond our reasonable control. You book in the knowledge that we are based on a remote island where power & water cuts are more frequent than elsewhere and the availability of food and goods can at times be unreliable.

If our ability to provide accommodation or other products is delayed by an event outside our control then we will contact you as soon as possible to let you know and we will take reasonable steps to minimise their effect. In the event that we are unable to provide you with accommodation or other booked item our liability is limited to refunding you any monies paid.

That being said, we do hope everything goes smoothly and you enjoy your stay!

Payment Policy

All rates include breakfast - a take-away breakfast is available for early departures if requested at a reasonable time the previous day. Full payment for accommodation is required in advance to secure a booking.
Additional charges during your stay may be paid by card.

48 hr Cancellation Policy: Full refund if cancelled up to 48 hours before your arrival date. No refund (full payment required) if cancelled within 48 hours of arrival.
Non Refundable Rate Policy: No refund (full payment must be made / will be taken) if the booking is cancelled at any time.

No refund after check-in.
We recommend appropriate travel insurance in case of emergency, delays or flight/ferry cancellations.
In the event that we are forced to cancel your booking, through no fault of yours, our liability is limited to providing a full refund of the amount paid.
