Caddon View
This AA awarded 4-star silver Victorian house is nestled in the village of Innerleithen and still retains many of its 19th Century features. Caddon View Country Guest House allows guests to relax by the open fire in the drawing room and free WiFi and free private parking is also available.
Each individually designed room is equipped with a flat-screen TV with digital channels, complimentary designer toiletries and tea & coffee making facilities. Whilst most rooms feature an en-suite bathroom, one has a private external bathroom just a couple of steps away.
Guests can enjoy the award-winning on-site restaurant, booking essential, with its candlelit tables and large bay windows that overlook the gardens. It specialises in home-made traditional Scottish and British cuisine with a modern twist and ingredients are sourced locally wherever possible.
The capital city of Scotland, Edinburgh is less than 30 miles north of the property and the M74 Motorway, which offers direct links to Glasgow, is less than an hour’s drive. Innerleithen is surrounded by picturesque woodland, where guests can enjoy Scotland’s array of wildlife.

Terms & Conditions
Telephone and online Bookings & Deposits
For direct bookings a non-refundable deposit of £20 is required when booking with the balance to be paid on departure. Bookings made via a third party will be subject to the terms and conditions of the travel agent, and these may be less flexible than when booking directly.
If your party takes over 4 or more of our rooms and you cancel up to 14 days before then we reserve the right to charge in full for any rooms we are unable to re-let. All deposits are forfeited.
We accept Visa or Mastercard credit/debit cards (and also cash for the balance).
Please note: We do NOT accept cheques or AMEX.
Breakages and Damages
Any damage to your room will be charged for retrospectively.
Smoking policy
Caddon View is non smoking throughout.
Arrival and Departure
Check in is between 4pm and 7pm although you may check in before mid-day by prior arrangement. If you have booked directly with us and if you check in between 4pm and 5.30pm we will provide complimentary tea or coffee and homemade cake as a thank you. If you plan to arrive after 7pm, please would you let us know. Access after 10pm is only possible by prior arrangement so if you plan to arrive late it is essential that you call us to make sure that this is possible. Departure must be by 11am.
Children
An extra (sofa)bed in the room costs £15 per child. All prices include breakfast. Our twin room is ideal for older teenagers. Book by telephone.
Dogs
We do allow well behaved dogs only to stay at Caddon View in one of our standard double bedrooms which is on the ground floor. Please note that any damage to the room or any heavy soiling will be charged for. We request that no dog is allowed on any furniture and you bring a blanket for your pet to sleep on. You must book the pet friendly room by telephone. Pet charges are £5 per night.
Cancellation Policy
If you cancel your stay less than 7 days before arrival then a charge will be incurred equating to the first nights stay and we will also charge for any subsequent nights that we are unable to re-let (this is for direct bookings only. All cancellations for reservations made via a travel agent will follow their terms & conditions). All deposits paid are forfeited. If your party takes over 4 or more of our rooms and you cancel up to 14 days before then we reserve the right to charge in full for any rooms we are unable to re-let. Cancellation policies for bookings via travel agents may differ, and be more restrictive.
