It is situated in a rural setting surrounded by tropical jungle where you can view an amazing array of tropical birds feeding in the trees. Apartment Rental- Renting an apartment is not like renting a hotel room in that to have a smooth arrival there is specific pre-arrival information that you must have before you arrive. Please read all details thoroughly in your confirmation letter.

Damage to Apartment- In order to avoid possible liability, please note any damage to the property upon your arrival and report it immediately in person, by email or telephone. You are responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the hire period. Except in the case of normal wear and tear the hirer will be responsible for making good any damage to the apartment or its contents, which has occurred due to negligence. The guest will be charged before check out for any damages incurred during the stay. There will be an attendant that will go through the apartment to verify no damages before the check out. Keys must be handed in to the attendant before departure.

Fair Internet Usage Policy - Wifi internet is provided at no extra cost, however, we ask that you respect the fair usage polcy which is described as an average of 2GB download per day. This is sufficient for all normal activities, e.g. web browsing and emailing, but may be exceeded if there is a significant amount of activities such as video streaming. Please note: any illegal internet activity, e.g. peer-to-peer file sharing, will result in the internet access being closed down for the duration of your stay.
It is possible that the Internet service service in your apartment is unavailable during your stay due to problems that are out of the control of the property owner. It is also possible that the Internet service provided is not compatible with your computer's operating system or configuration. In such cases, the property owner or Malubo Sa de CV will NOT be held responsible any loses or expenditures due to the outage.

Parking- We have designated and undesignated parking available in the street in front of the property. We have a caretaker but do not have a 24 hour security system. Malubo SA de CV or the property owner is not responsible for any items or damage incurred to your vehicle during your stay. Please make sure to bring items inside and lock your vehicle.

Pets - Regrettably no pets of any kind are permitted under any circumstances. You are liable for any infringement of this rule by Your occupiers.

Number of Occupants - You are responsible for ensuring that the apartment is not occupied by more people than is stated on your Booking Confirmation email, which is set to the number of beds in the apartment. We reserve the right to refuse admittance to the apartment if we feel this condition is likely to be breached. In this case no paid funds will be returned. The apartment cannot be re-let/sublet to any other group/party without the written approval of Us.

Use of apartments - It is forbidden to use our apartments for parties or gatherings where occupants of neighbouring apartments might be disturbed. If, on arrival, it is felt you are intending to use the apartments for such an event you may be refused entrance. If it is discovered that you are holding such an event after arrival you will be required to leave immediately. In such circumstances, We are not obliged to provide or locate alternative accommodation. The proportion of refund is at Our discretion.

Check-in and Check-out - The rules for check-in and check-out are set by Us. All apartments are usually available for occupation after 3:00pm on the Day of arrival. Keys are made available during working hours (between 9:30 a.m. and 5:00 p.m.). Arrangements can be made for key collection after hours and on Sundays, subject to prior arrangement. All apartments must be vacated by 11 am on the day of departure and keys must be left in the apartment. Arrangements can be made for a later checkout but this is subject to prior arrangement. If there is any delay in vacating the apartment beyond the agreed time a full day's rental is charged to You.

By renting with our company, you agree that Malubo SA de CV or the property owner assumes no liability for any personal items that you or anyone using the apartment brings on your trip or purchases abroad. This includes, but is not limited to: cameras, computers, jewelry, luggage, cash, documents, passports, charge cards, medications, or any other personal property whatsoever. You agree that it is your sole responsibility to protect and safeguard all your personal property and items. In general, it is unwise to travel with high value items unless absolutely necessary.

Cancellation by Us- If a rental property becomes unavailable or uninhabitable for any reason including but not limited to fire, water outage, water damage, electrical failure, legal restrictions, change in ownership of the property VIP agrees to use best efforts to secure an equivalent rental property for guests that have reserved the property. If an alternate property is not possible, VIP reserves the right to cancel the reservation and return all monies to the guest. In no event shall VIP be liable for any special, indirect, punitive, incidental, exemplary or consequential damages, or any damages whatsoever resulting from the cancellation of a reservation or due to the property not being available. If VIP determines that the property is uninhabitable, then the maximum liability for any nights that the guest was unable to occupy the property is equal to but not more than the reservation costs for those nights lost.

Rights of Access - Our representatives and subcontractors have the right of access to the property at any time, with due regard to the convenience of You, for the purpose of inspection of the property and to carry out any essential repair or maintenance work.

Insurance - The apartment hire cost does not include any personal insurance cover of any kind. It is recommended that insurance be taken out against cancellation. It is further strongly advised that personal accident and medical insurance is also taken out.

Privacy and Data Protection - We take your privacy and confidentiality seriously. We collect: (a) information necessary for us to process your booking; and (b) information derived from "cookies". We use cookies to monitor site usage and related information. We will try to keep your data up-to-date and accurate but we provide no warranty or guarantee and bear no liability to you in the event that any data transmission over the internet is not completely accurate or secure. We use your information to help us improve our website and our service, to personalise the types of information you receive from us, as well as for internal statistical, marketing and administrative reasons. We do not share this information with outside parties except to the extent necessary to process your booking, By using this website, and supplying us with your information, you consent to use by us of your information as described above.

Payment Policy

We require a 50% deposit or full payment in order to hold your reservation. This can be paid through Paypal with a Paypal account, credit card or bank transfer. We charge a 5% surcharge on all credit card payments. If you are not able to pay through our website please contact us directly at The balance can be paid in cash upon arrival or via Paypal with a 5% surcharge.

Cancellation Policy

Clients are encouraged to purchase travel insurance to protect their vacation investment.
If cancelled before 30 days you can choose to have a credit for the stay at another time within one year of the date of the reservation or pay a $25 USD cancellation fee
If the cancellation is made within 30 to 5 days of the reservation, you forfeit 50% of the deposit.
If the cancellation is made within 5 days of the reservation, you forfeit 100% of the deposit.
There will be no refunds or credits issued for Holiday Reservations, which include U.S. Thanksgiving, Christmas, New Years, and Easter.
There are no refunds or credits issued for early checkouts.
We do not issue refunds for flight cancellations, due to any circumstances.
There are no refunds issued due to bad weather or hurricanes; including any inconvenience or complication caused by a hurricane's direct hit, near miss, or significant threat of a hurricane strike. Hurricanes are by nature unpredictable and an act of God.
