Terms & Conditions

PROPERTY RULES
-Check in is at 3:00 p.m., and check out time is at 11:00 a.m.
-Guests other than those numbered on your previously established booking agreement invoice, may not stay overnight in the property or use the property’s facilities at any time, unless approved by the Manager of the property in writing.
-Guest(s) shall be responsible for the use of the property and room keys/access code, provided during the stay. A penalty charge will apply in case of any loss or damage of the property’s key(s).
-We would like to remind you to lock all doors and windows before leaving the house or slipping into the comfort of your private suites when you turn in for the night. This is for your own safety.
-Safety boxes have been supplied for your stay. Please keep any valuables and important documents, including, but not limited to passports, in the safety boxes. The property owner, staff is responsible for the loss of valuables.
-Tulum's drainage system is very fragile and still growing. Do not throw the papers, tampons, etc, in the toilet, use the basket on the floor.
-No drones allowed.
-Kindly take note that our property is located in communities that have noise restrictions. The most common restriction results in a complete and total shutdown of loud noises and music for respect to neighboring properties. Please ask your Host for the specific noise restrictions pertaining to your residence. Failure to respect noise restriction rules may result in a warning from the community security, followed by a visit from the local police, and possibly an eventual eviction should the noise persist. Is not allowed to organize any type of party in the house with no exception, otherwise there will be a penalty of $2,000.00 USD and the music will be removed immediately. Allowed decibels 65.The house has a speaker for entertainment purposes, it is the total responsibility of the guest if there is any damage to the speaker.
-Our properties are non-smoking environments. Smoking indoors or under any type of thatched/palapa-style roofs is strictly forbidden. In the event that this rule is not respected, the Guest(s) must cover the expenses for cleaning and deodorizing the affected area(s).
-Hiring outside providers such as private chefs, butlers, bartenders and other services are not allowed on the premises. Please contact your Host if you are interested in having any additional In-house Services.
-Guest(s) agrees to cover all the expenses generated for services requested during the stay as well as any penalty generated for late payments or applicable cancellations.
-The air conditioner works from 9:00 p.m. till 9:00 a.m., it is very important that you know this property works with an electricity generator and it works specifically at the times mentioned. The property staff is under guidance from the residence owner to turn off any air conditioning units left on while the guests are not utilizing a given room or area in order to ensure we all do our part to be environmentally conscious.
-Casa Bautista, as you know, is located at Siaan Kaan’s Biosphere, it’s a UNESCO protected reserve, and it’s an eco-friendly property that works with solar panels and our own windmill. So, that being said, let's not forget that the house works with renewable energy, and there may be technical failures.
-Large amounts of water and detergent are used to wash the towels. Leave your towel on a hook to not be replaced by a new one, and if you want it to be replaced, please leave it on the floor or a basket. In an effort to preserve resources, your linens will be changed every third day. If you want fresh linens, please ask the housekeeper or your concierge, so she/he can give this information to our staff at the property.
-Guest(s) must take note that the possession of guns and/or ammo is illegal in Mexico. The consumption of drugs is also illegal in Mexico and as a result, consumption of drugs will not be tolerated at the property. Failure to respect the law will result in a loss of your security deposit and possible eviction from the property without a refund for unused nights.

Payment Policy

STANDARD POLICY
A non-refundable deposit of 50% of the total amount is required to confirm your booking. The remaining 50% balance is also non-refundable and will be due 14 days prior to arrival.

NON-REFUNDABLE POLICY
A deposit of the total amount is required at the time of booking.

HIGH SEASON POLICY
(December 24th to January 10th)

Cancellation Policy

-Reservations must be canceled at least 14 days before arrival to avoid a 100% penalty charge on the total amount.
-The 100% penalty will be applied in case of no-show or early departure.
