CANCELLATION POLICIES DUE TO CoVID-19

For reservations confirmed after April 1, 2020 and before April 30, 2021:

REGULAR Rates:
Reservations are FULLY CANCELLABLE AND REFUNDABLE up to 15 DAYS PRIOR to arrival. Less than 15 days prior to arrival, reservation is non-refundable and the final balance is collected 15 days prior to arrival. Date changes are ALLOWED up to 48 HOURS PRIOR to arrival ... any deposits or payments made will be applied to the new dates, subject to availability and rate differential.
Date changes: new reservation dates must be completed within 18 MONTHS of original arrival dates.

DISCOUNTED* Rates (not including prepaid rates**):
Reservation is considered NON-REFUNDABLE, however DATE CHANGES will be ALLOWED without change fee or penalty up to 15 DAYS in advance, subject to availability and rate differential. Final balance is due 15 days prior to arrival ...

*Discounted rates are any rates that receive a discount from regular rates and are designated by the use of a "PROMO" code which is usually part of the link provided to confirm reservation.

Reservations that receive a discount for full prepayment are considered non-cancellable, non-refundable.

Holidays
1. All deposits and payments for Holiday reservations are non-refundable.
2. Every attempt will be made to re-sell your reservation and any success will be credited to your cancellation charge.

Please note that multiple room (3+) reservations (is considered a group and would be designated as such at the time of reservation) cannot be cancelled, they are only re-sellable. This applies whether one person is paying for the whole group or even in the case that one person puts rooms on hold for each guest to then make their own formal booking.

All rates quoted reflect discounts applied for prepaid reservations only. All reservations will require payment of 1 night plus tax at time of booking with the balance due 45 days prior to arrival. The credit card information provided will be used to secure these payments unless otherwise instructed to do so.

Reservations not secured with a credit card may be made via bank deposit, wire transfer or PayPal. If so, the following policies will apply:

All year
1. 50% deposit is due within 7 days of booking.
2. Final payment is due 45 days prior to arrival.
3. For a reservation less than 60 days in advance of arrival date the full amount of the rental is due at time of booking.

Holidays
1. 50% deposit due upon request to reserve space
2. 50% balance due 60 days prior to arrival
