Terms & Conditions

1. Rates & Taxes- In order to remove any doubt or possible confusion please note that our rates, fees and quotes ( accommodation, cleaning, property fees , items, services, etc..) DO NOT include taxes . An estimated 3% credit card surcharge is applied to all CC transactions. AVOID credit card processing fee by paying by check .

2. Cleaning Fee Charges - A mandatory one time cleaning fee is added to all stays. An additional cleaning fee charges will be applied to all extended stays ( beyond 10 nights).
Extended Stay Cleaning Charges- A thorough unit cleaning that includes but not limited to all new fresh bed linens,towels and restocking daily essentials are available upon request for an extra charge of a $ 150 ( before tax) per use. This "feature" is mainly designed for guests who are interested in additional cleaning on top of what is already provided. A mandatory additional cleaning service and charges will be applied to all extended stays beyond 10 nights.

3. Smoking- The property is smoking free. No smoking, of any kind, is permitted on premises.

4. Pets- We are a "pet free property" for reasons of noise, damages, smell, allergies and general discomfort to other guests and visitors.

5. Parking- One parking spot per unit with the exception of the cottage that has 2 spots dedicated to its guests.

6. Quiet Hours- Please be considerate to other guests and visitors. No loud music,parties or events are allowed at any time. Our quiet times are 22:00-10:00 am daily.

7. Damages- Unreasonable damage to property, equipment and or any inventory item will be fixed, replaced, purchased by owner on guest's expanse.

8. Standard Check in time is 15:00 . Check out time: 11:00 am

9.Beach equipment- Please make sure to rinse and leave all beach equipment provided ( cart, chairs, umbrella and such) outside, in the back of your unit.

10.General Courtesy- Please treat our guests, visitors, units and equipment with consideration and respect.

11. Common Areas- Deck and all outdoor showers are for all guests to use. Please do not move any furniture around.

12.Our Bicycles- We currently have a few bikes in house. It is a free of charge service for our guests. The bikes are offered on a first come first serve basis and
while using them, you are taking full responsibility for any damage or loss for them and your own safety and well being.

13. Cancellations Due To COVID 19-Please be advised to purchase a traveling insurance prior your arrival. Cancellation due to COVID-19 inside our cancellation policy time period is not acceptable.

Payment Policy

At time of placing a new reservation, our guests are required to provide a valid credit card information. The card information must match the name reservation holder.. A 3% credit card surcharge is applied to all CC transactions. AVOID CC surcharge by using a check with in advance notice to the property.
High Season ( Jan- May) will be required to put a deposit in order to approve their reservation ( see cancellation policy for refunds).

Cancellation Policy

Returning Guests- Please call us for cancellation policy.
All others...
"High Season Reservations that are made way in advance"- Full refund for cancellations up to 90 days before check-in. 90% Refund for cancellations initiated 60-90 prior to check in date. 50% Refund for cancellations initiated 30-14 days prior to check in. 25% Refund for cancellations made up to 7 days prior to check in. No refund after that.

" Short Notice Reservations and low season reservations"- A full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
