By making a booking you are deemed to have accepted these terms and conditions.
All bookings are required to completed through our web site at time of booking.
For the comfort and safety of our guests we do not accept animals and are non-smoking, non-vaping facility.
Unfortunately, we do not accept children under the age of 13, unless with permission from the proprietor.
Arrival between 4 and 7 preferred.
Check out is at 11:00 on day of departure.
Once your stay has commenced no refund is due if you cancel and leave early.
Owners have the right to cancel or refuse any booking.
In the unlikely event of cancellation by the owner, every effort will be made to locate alternative accommodations and you will be refunded your payment.
We are not responsible for failures in utilities outages.
Our liability to you limited to the price of the booking and to the fullest extent permitted by law, all warranties are excluded and in no circumstances will we be responsible for any indirect or special damages. We will not be liable for failure to perform to the extent that the failure is caused by any factor beyond our reasonable control, including walking the grounds, using the hot tub etc. You are responsible for any damage or loss caused to us or our property by your act, omission, default or neglect and you agree to indemnify us and to pay us on demand the amount reasonably required to make good or remedy any such damage or loss via your booking credit card.
We reserve the right to terminate your booking if you do not comply with these terms and conditions, cause excessive disturbance or complaints made by other guests and will not be refunded your booking fee.
