Terms & Conditions

Our property has a policy of No Smoking. If you are found to be in violation of this, you will be assessed a $200 fee.
Check-in time is 4:00 pm. We will be happy to check you in early if your room is available. Check out time is 11:00 am.
Our standard check in hours are 7 am to 8 pm Sunday through Thursday and 7 am to 9 pm on Friday and Saturday. Please let us know ahead of time if you will be arriving before or after these hours. Arrangements will be made to process your check in before your arrival and your key will be left for you.
Free parking is available to all our overnight guests.
Three of the four guest rooms are located on the second floor. There is no elevator.
No hourly rates available.
We are not licensed to serve alcohol but guests are welcome to bring their own alcoholic beverages to enjoy responsibly.
We reserve the right to charge for any damage to or removal of items from the premises and/or unusual cleaning.
Damaged or missing items from rooms post check out will be charged to your security deposit on file. These include but are not limited to remote controls, bathrobes, linens, pillows, hairdryers, mugs, coffee machine, television, room key, books, etc. Please inquire if you have any questions or concerns about this policy.
Items left behind and requested to be mailed will incur a minimum charge of $10 and may take up to 30 days to receive. We apologize for any inconvenience. To avoid this, please be sure to thoroughly check your room for items that are of value to you prior to your departure.

Payment Policy

Our rates are based on double occupancy and do not include taxes, gratuities or fishing licences. In addition to GST and PST there is 2% MRDT in the Lake Cowichan area. Direct reservations are confirmed by payment of 50% of your total stay, including any extras and excursions. This may appear as two separate charges on your statement in the case of three or more days. All other channels (e.g. booking.com, etc.) require full payment in advance. A $250 security deposit authorization is required at check in. A valid ID must be presented at time of check in along with the credit card used to reserve online.

Cancellation Policy

As we are a small independent business, cancellations affect us greatly.
Therefore, ROOM cancellations are subject to a minimum cancellation fee of $30 per booked room and are treated as follows:
In advance of 14 full days prior to check-in - Refund of deposit, less the $30 cancellation fee per booked room.
Between 24 hours and 14 full days from check-in – No refund of deposit.
Less than 24 hours from check-in (including "no shows") - Full balance due.

PLEASE NOTE THAT FULL LODGE BOOKINGS REQUIRE CANCELLATION 28 FULL DAYS PRIOR TO ARRIVAL. If cancelled 28 full days prior to arrival date you will be refunded the deposit less minimum cancellation fee of $150. If cancelled between 24 hours and 28 full days from arrival there is no refund of deposit. Cancellations less than 24 hours from arrival (including "no shows") are subject to payment of the full reservation balance.

Cancellation of GUIDED FISHING EXCURSIONS are subject to a minimum cancellation fee of $50+GST per boat and are treated as follows:
In advance of 14 full days prior to fishing date - Refund of deposit, less the $50+GST cancellation fee per booked boat.
Less than 14 full days from fishing date – No refund of deposit.

IF YOUR FISHING LICENCE HAS ALREADY BEEN PURCHASED THIS IS NON REFUNDABLE.

Please be sure to acquire trip insurance in the event of unexpected illness, death or weather related emergencies as we are not able to make an exception to this policy.

Additional policies may apply to group reservations of two or more rooms / fishing boats.

All cancellations must be provided to the innkeeper in writing. You will receive any refund due within 30 days.
