Eagle Crest Lodge

Eagle Crest Lodge located in Abingdon, VA close to the Bristol Speedway. The Lodge is secluded but only a few minutes from downtown Abingdon and, of course, the Creeper Trail. It has two master bedrooms each with their own bathroom, another bedroom with a queen size bed, and two more bedrooms upstairs with two bunk beds, queen size bed and bathroom access. With 3 acres of pasture leading down to the Lake there is plenty of room for kids to run around and play. Lodge has private dock access for swimming and boats. The Lodge can promise an unforgettable stay!

Terms & Conditions

We're looking forward to your upcoming stay at Eagle Crest Lodge.   The Lodge is a lake front property located on a quiet finger of Holston Lake.    It's a lovely place to enjoy all that summer has to offer.  We have a private home on the property and have built a gazebo and dock by the lake for our enjoyment.

While you are welcome to swim in the lake as well as share our personal lakeside gazebo, and boat dock, our insurance company has asked for us to make sure you know that you will engage at these activities at your own risk.

Here's the language from the lawyers:

INDEMNIFICATION – Guests agree to release Orion Management and Chestnut Hill LLC, their officers, agents and employees of any liability whatsoever including loss of property, accident, illness, bodily injury or death, sustained by the guest or guest’s guests in connection with their stay on the property.  Specifically, guests acknowledge and understand the dangers and risks inherent in lake activities (swimming, boating, use of docks etc.).   Guests acknowledge that their participation in lake activities (as well as those of their guests) is at their own risk and accept full responsibility for any resulting injuries and damages.    These terms also bind the guest's heirs, executors, administrators.

CLEANING FEE – Guests are responsible for a one-time Standard Cleaning Fee of $475. This will be automatically be charged to the credit card on file thirty (30) days prior to arrival. If The Lodge requires excessive cleaning, all additional charges will be charged to the credit card on file.

MINIMUM STAY – A two (2) night minimum stay is required.

GUESTS RESERVING ON BEHALF OF THIRD PARTY – Guests who reserve The Lodge with the intent that the property will be used by third party guests recognize that they will be responsible for damages, missing property and excessive cleaning fees.

CHECK-IN/CHECK-OUT – Check-in time is 3:00 pm and Check-out is 10:00 am. Please be prompt, our cleaning staff has a very short time to prepare The Lodge for the next guest. Late check-out fees will apply at the rate of $100.00 per hour with a one hour minimum.

NO SMOKING – Smoking is not allowed in The Lodge. Guests breaking this rule are required to pay a sanitation fee of $650.

MUST BE 21 -- We do not rent to anyone under 21 years of age. We may require proof of identification.

NO OPEN FLAME– Use of candles, or other methods of open flame is not allowed in The Lodge.

MAXIMUM OCCUPANCY – The maximum occupancy for The Lodge for the quoted rate is 18 people. No camping is allowed on the property.

GROUP GATHERINGS – Guests are not allowed to host weddings, receptions, rehearsal dinners or other events at The Lodge.

NO DAILY HOUSEKEEPING /LINEN SERVICE – Daily housekeeping service and linen change service is NOT included in the rental fee.

BEACH TOWELS NOT PROVIDED – We suggest you bring your own beach towels. The Lodge towels and linens cannot be removed from The Lodge building.

PETS – Pets are not allowed. Guests breaking this rule are required to pay a sanitation fee of $700.

LEAVE BICYCLES OUTSIDE – Bicycles are not allowed in The Lodge. Please leave them on the porch.

THE LODGE FURNITURE AND FIXTURES – Guests are not allowed to move linens, kitchen items, furniture etc. from The Lodge. Furniture cannot be moved from the original placement positions.

PARKING – Parking is available in front of Eagle Crest Lodge for multiple cars. To maintain fire safety, please park in designated areas only.

NO NOISE – Guests must be considerate of neighbors. No loud music or other noise that can be heard outside of The Lodge.

USE OF LAKESIDE GAZEBO and DOCK – The owners have a private home on the property and have built a private lakeside gazebo and dock for their use. Guests are welcome to enjoy these shared amenities during their visit.

FORCE MAJEURE – Should events beyond the reasonable control of Orion Management and Chestnut Hill LLC, including but not limited to (1) acts of God, (2) war or terrorist attack, (3) disease (e.g. SARS, COVID-19), (4) government regulation or advisory, (5) local disasters including snow and ice storms, fire, flooding, hurricanes and the like, (6) shortages or disruption of electrical power and/or Internet, (7) any other cause reasonably beyond Orion Management and Chestnut Hill LLC's control, make it impracticable, illegal or impossible for The Farm to provide lodging services, The Farm may terminate this Agreement, without liability, upon written or electronic notification. Orion Management will make reasonable best efforts to reschedule lodging within one (1) year of the original booking, based on availability and will transfer 80% of deposits made to the new date. If guest elects not to re-book, no refund will be given.

WRITTEN EXCEPTIONS - Any exceptions to these policies must be approved in writing in advance.

CHECKOUT RESPONSIBILITIES -- Guests must do the following to avoid additional fees:
Lock all doors and return The Lodge key to the designated location.
Remove all food/beverages from The Lodge.
All debris, rubbish and discards must be placed in outside refuse containers.
All linens (sheets, bath and kitchen towels) must be placed in the laundry room.
Unwashed dishes must be placed in the dishwasher and the dishwasher should be turned on.
All contents of The Lodge must be returned to their original place.
Notify Orion Management of any damaged or missing items.
Ensure the Lodge is reasonably cleaned.

Payment Policy

To reserve the Lodge, guests must pay 50% of the rental fee immediately. The balance of the rental fee is due 4 months (120 days) prior to the arrival date and will be automatically charged to the credit card on file. In the event that the reservation is less than 120 days from booking, entire amount is due.

Cancellation Policy

Orion Management’s cancellation process is as follows:
• No refund will be given for cancellation of reservations for Bristol Race week.
• If reservations are not made for Bristol Race week:
• Cancellations made more than one hundred twenty (120) days prior to the arrival date: guests will be refunded one half of the rental amounts paid to date. All refunds will be postmarked on, or after, the date of the scheduled check-in.
• Cancellations made less than one hundred twenty (120) days prior to the arrival date; guests do not qualify for a refund. Note: early departure does not warrant a refund of the rental fee.
