Introduction
These are the terms and conditions that apply when you reserve a room at Farnley Tower Guesthouse
You will be asked to confirm your acceptance of these terms and conditions when you make a reservation via our website or any other online booking sites.
We reserve the right to amend these terms and conditions at any time and you should therefore check them each time you make a reservation.
The terms and conditions applying to your reservation will be those in place on the date that you make your reservation.

Reservations
To reserve your room please contact us directly or follow the instructions on our website using the booking button, or other online booking sites.
You must be at least 16 years old to make a reservation.
You will need to provide your credit or debit card details to secure your reservation. Farnley Tower accepts Visa and, MasterCards however DOES NOT accept , American Express and Diners Club cards .
Please check that the details of your reservation are complete and accurate before you confirm your reservation. We will not be liable for any delay or non-performance if you provide us with incorrect information.
We will confirm our acceptance of your reservation by sending you an email whether you have made direct contact with us by phone or website to the email address that you provide during the reservation process. The contract between us for the provision of your room and any additional services added to your reservation will be formed when you receive this email confirmation from us.
If you have booked through an online booking site, you will receive confirmation from this site of your reservation with us with terms and conditions.
All non refundable bookings will be charged in advance, unless a virtual card has been used to secure payment with an online company such as booking.com or Expedia. If for any reason, you wish to cancel a non refundable booking , the full amount will be charged. We cannot offer a date change on a non refundable booking.

Check in time is from 2pm to 6pm and Check out time 10.30am

Our Breakfast Times
Monday to Friday 7.30am to 9.30am
Saturday and Sunday 8am to 10am

Main entrance and reception
Reception operates from 7am to 6pm , if you arriving later than 6pm , please let us know and we will have your room key and registration ready for in our onsite restaurant staff to check you in .

Payment is made at check in, or pre payment taken if arriving later than 6pm.

Pets are Welcome
We allow well behaved Pets. There is a charge of £15 per night per pet. Pets are not allowed in the Breakfast or Restaurant , but welcome to sit in our outdoor patio dining area.

Room prices
Farnley Tower adopts dynamic pricing and the price of our rooms fluctuates based on demand. When you make a reservation request, we'll give you a total price for the rooms and number of nights you've requested. The price you pay is the price quoted to you at the time you make your reservation.

Room prices are per room, per night and are inclusive of VAT at the applicable rate at the time of your reservation. If the rate of VAT changes between the date of your reservation and the date of your stay, we will adjust the rate of VAT that you pay, unless you have already paid for the reservation in full before the change in the rate of VAT takes effect.
Breakfast is included in the room rate, however restaurant meals and drinks are to be paid directly to the restaurant.

Occupancy
The maximum room occupancy is two adults. Family rooms (where available) can accommodate two adults and two children (under the age of 16).
You must not exceed the maximum occupancy for the room allocated to you.
Children under 16 are not permitted to stay at Farnley Tower unless a parent or guardian is also staying in the guesthouse.

Accessibility - Access Statement
a) At Farnley Tower, we take the needs and equal treatment of all our guests extremely seriously. We have invested heavily in this area in recent years and are committed to ensuring our facilities and services are accessible to all.
Notwithstanding this, Farnley Tower recognises that there is no single hotel design or layout that will entirely meet all individuals’ needs and preferences. If during your stay you feel there is something we could do to assist you, or make your stay more comfortable, please allow us the opportunity to do so by contacting Reception.

b) Arrival and car parking facilities
Free Car parking onsite (subject to availability) , free on street parking from 6pm to 8am ( 8am -6pm charges apply to on street parking using prepay meters)
c) Directions to Farnley Tower
Directions by Car: From the A1M: At Junction 62, Take the A690 turnoff for Durham, go straight over 4 roundabouts (big or small). On the 4th roundabout ( viaduct on your RHS) keep in the RH lane and go straight, then take the third exit on your right past a shop called Abbey Wood Interiors, this is the corner of The Avenue, go straight up and we are on the RHS with free car parking onsite.
Directions from Train Station by foot: Come out of the train station and go down the hill. Turn right and walk down to the roundabout. Turn right at the roundabout and walk towards Alexandra Crescent. Take the third exit on your right past a shop called Abbey Wood interiors, this is the corner of The Avenue, go straight up and we are on the RHS.

There are ramps situated for access to the property internally and externally.
i) Bedrooms
The accessible bedrooms are located close to Reception.
However, the dimensions and nature of the facilities available in these rooms may differ depending on factors such as the age, design and layout of the building.
All of our accessible bedrooms have en-suite bathrooms .The bedrooms are designed to allow wheelchair users adequate space to travel around the room and manoeuvre their wheelchair.
A clear space to allow transfer from a wheelchair to the bed is provided on one side of the bed.
The beds provided in our accessible bedrooms should be 480mm in height. This is in accordance with the standards recommended in British Standard 8300:2009 ‘Design of buildings and their approaches to meet the needs of disabled people – Code of Practice’. This height is recommended as it corresponds to the seat height of the majority of wheelchairs and, therefore, facilitates transfer between the wheelchair and the bed.
However, we appreciate that some guests may prefer a higher bed and, if given sufficient advance notice of this at the time of booking, we can arrange to have the bed raised.
All bedrooms are provided with a desk and chair. Where space permits a tub chair and small table are also provided. If during your stay you would like the bedroom furniture rearranged, or an item of furniture removed or provided, please contact Reception and we will do our utmost to assist.
Televisions with a remote control are provided in all bedrooms. These televisions have the facility to display subtitles.
Fire evacuation procedures are displayed on the back of the bedroom door.
In accordance with Farnley Tower policy, all of our bedrooms are No Smoking.
j) Bathrooms
All of our accessible bedrooms have en-suite bathrooms, with wide entry doors for ease of access.
The dimensions of these bathrooms provide adequate turning space for a standard wheelchair.
The toilet in the bathroom is provided with grab rails.
All accessible bathrooms are fitted with accessible sinks
Soap is provided in soap dispensers.
Bathroom floors are of a non-slip material.
k) Assistance dogs free of charge.
l) All Farnley Staff receive disability awareness training.

Payment Policy

Payment is made on arrival, late arrivals may be charged prior to arrival and receipt placed in room.
Cancellation is free 72 hours prior to arrival. The Full amount will be charged for the first 3 nights of the reservation.
All non refundable bookings will be charged in advance, unless a virtual card has been used to secure payment with an online company such as booking.com or Expedia. If for any reason, you wish to cancel a non refundable booking , the full amount will be charged. We cannot offer a date change on a non refundable booking.
For Large group bookings the cancellation policy is 3 months prior to arrival date.
A 10 percent deposit is required for Large group bookings of 7 rooms or more once booking has been confirmed and full payment made 3 months in advance of arrival date.
