Terms & Conditions

PAYMENT IS REQUIRED IN FULL UPON ARRIVAL.
Everyone is welcome here (especially very well behaved children).
We DO NOT accept multiple adults (no more than 2) in each room.
Reservations- can be made by anyone (over the age of 21) by phone or online by using the “Room Availability” button on the top of each page. Our reservation form is on a secure server and takes credit card details to hold the booking. Third party reservations will not be accepted. In other words you cannot book for someone else if you are not also attending. We will not accept reservations from anyone under the age of 21 or anyone booking on behalf of people under 21.
Rates - are charged per person NOT per room, starting at the double rate (2 people). Any additional adult in the  room MUST be requested by phone. Additional adults or children rates apply per night (please note that rates for additional individuals take in to account housekeeping and meal expenses)
Payment - FULL payment is taken by the Inn upon check-in. All payments, regardless of third party bookers, will be required upon arrival. Booking.com, Expedia or any other third party booker DO NOT CHARGE YOU ONLINE.  When checking-in you must have original payment method with you. If you wish to pay in cash upon arrival a valid credit card number is needed to hold your reservation. Payment may be made by cash or credit card only. American Express, Discover, Visa, or Master Card accepted.
Guests - In line with modern regulations you may only bring registered guests with you. Any unregistered people arriving for check-in will have to book an extra room (if available) or will be asked to leave. In line with our policies, we cannot exceed the amount of people in any room (2 adults).
Cancellation - A cancellation charge will be made of 1 night stay if you cancel within 14 days of arrival or 21 days for holiday periods. If you cancel within 48 hours of arrival the full amount of the booking will be forfeit. Exceptions may be made, on request, but an administration fee of $ 25 per room will be applied regardless on the cancellation reason. Please remember that a reservation is your commitment for the full period that you request. Should you arrive after your specified date or depart prior to the end of your confirmed reservation, you will be charged the full amount of your reserved stay. There are no transfers for holiday periods. Packages cannot be transferred or refunded once booked. Tax and service are not included in advertised package rates.
Check-in - 3 pm to 9 pm (please call to arrange late check in, office is open until 9 pm). If you will be arriving after 9pm - please note that your room key and directions to your room will be left at reception for you. Please find one of our staff the following morning for payment.
Check -Out - Is 10 am. PLEASE leave the key on the reception desk. This lets us know you have left and the room can be turned around by housekeeping. Late departures after 10 am must be requested. Un-Requested late check out will be subject to fees from $50 up to 2 pm, or a full day fee after 2 pm. Extra charges are made to you credit card.
Room Keys - are available at the reception desk and are assigned to the guest upon check in. You may keep the key for the duration of your stay but you must hand in the key when you check out. If you mistakenly take the key home, then we ask you to mail it back as soon as possible. Lost or un-returned keys will incur a replacement fee of $20 per key which will be charged to your account.
Rooms - Rooms are cleaned thoroughly on a daily basis. While we have always ensured the highest cleaning standards for our rooms, we are adding additional steps to sanitize between you and the guest before you.
Daily Housekeeping - Maid service is daily. Please try to reuse your towels where possible.
Guests -  ONLY registered guests are allowed to use the facilities and rooms and in compliance with new regulations guests found with unregistered people on the property may be asked to permanently leave the property with them.
Breakfast - Our traditional “Complimentary Cooked Breakfast” is available in our dining room for residents only.
Children - Anyone under the age of 21 must be accompanied by an adult. Children 5 yrs. or under are free when sharing with 2 adults. 6 and older adult fee.
NO Smoking - Smoking of any substances is prohibited throughout the building and anywhere on the premises. This is for the comfort of all our guests. No Smoking applies to ALL Substances including vaping and e-cigarettes  and also applies to preparation of smokable substances. Non compliance will result in a minimum $150 cleaning charge added to your bill if you smoke or prepare smokable substances in your room or any public places in the building or premises. Persistence in non-compliance will result in expulsion with NO refund. Consumption of illegal drugs is not permitted ANYWHERE and offenders will be asked to leave,  pay a cleaning fine and will be liable to prosecution.
Security of Belongings - We do not take responsibility for any cash or valuable items left in the guest rooms or public areas. You are solely responsible for your belongings. Any items left behind can be mailed back at your cost and liability, when requested. Clothing items not claimed will be kept in our “lost and found” box for 6 months then they will be donated to the local thrift shop.
Damage - to fixtures or fittings including carpets, rugs, furniture, doors and walls caused by you or your any of your group during your stay, will be charged to your credit card accordingly.
Behavior - We reserve the right to refuse entry and/or cancel reservations to any person, checking in or at any time within the visit, who shows unreasonable behavior including intoxication of any sort or non-compliance with the policies itemized above. They will be asked to leave the premises with no refund to their reservation and will receive a ban on return visits. This is for the comfort of ALL our guests which we treat with equal respect. We expect parents to assert reasonable control over their children in common areas and in adjoining guest rooms.
Parking - We have parking spaces for 23 cars. Snow may reduce this area in winter and double parking may be required. Please let reception know if you double park. The Kitzhof does not take responsibility for any damage or theft to or from your vehicle while in our parking lot. The guest is responsible for their vehicle and parks in our parking lot at their own risk.
Weather - The Innkeepers nor anyone else are responsible for predicting any weather conditions at any time. Therefore there will be no refund of deposits or booking if you cancel because of weather. You cannot make any changes within 48 hours of arrival or you will forfeit the full amount of the booking. We may be prepared to transfer your reservation within the same season for non-holiday times, please inquire.
Though there is one dog on premises, Pets cannot be allowed due to unknown guest allergies.

Payment Policy

100% payment will be required on arrival. Payment may be made by cash or credit card. We accept American Express, Discover, Visa, or Master Card.
Guests must be 21 or older to make a reservation or check in without an adult. We do not accept reservations paid by a third party.
