Guest Terms & Conditions

Bookings are subject to the following terms and conditions as agreed to at the time of booking.

The Agreement & Booking: A contract between you (The Guest) and the owners (Shoreline Holiday Lets) will come into existence when we receive payment and accept your booking by issuing a confirmation of booking for the holiday dates shown in the rental agreement.

The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking. Bookings cannot be accepted from persons under eighteen years of age. In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. We (the owner) reserve the right to refuse a booking without giving any reason.

Arrival/Departure: The property is available for occupation from 4.00 pm on the first day of the holiday and must be vacated by 10.00 am on the last day. Damage to property – Please lock the doors and close the windows when you leave the property unoccupied

Cleaning: You must vacate the property by 10.00am on the last day to enable the accommodation to be thoroughly cleaned and prepared for incoming guests. You are responsible for leaving the accommodation in good order and in a clean condition; otherwise a cleaning charge will be levied

Pets: You may only bring such pets as are booked in by the guest at the time of booking. Pets must be well-behaved and should not be left unattended in the property. They are not permitted in the bedrooms or on any furniture in the property. A charge will be made per pet. If damage or extra cleaning is caused by the pet you may be billed for that charge. Although the garden is enclosed, this does not guarantee the security for dogs.

No Smoking/Vaping: We No Smoking & Vaping policy within the property. Please restrict smoking and vaping to outside the property.

Guest Responsibility: The supervision of children, babies, dogs and any adults requiring care remains the responsibility of the guest at all times.

Guests should put all furniture etc back to where it was at the beginning of the rental period.

Guests should not leave any items at the property and, if left, the owner has the right to charge for the removal, return or disposal of those items.

Please lock the door and close the windows when you leave the property unoccupied.

Damage, Loss, Theft: Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. In the event that you notice damage in your accommodation please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, please advise us before you leave. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage found.

Please note that in the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

Nuisance: Guests should not cause nuisance or annoyance to occupants of any nearby property.

If, in the opinion of the owner, any person is not suitable to continue their occupation of the property because of unreasonable behaviour, damage or nuisance to other parties, the contract may be treated by the owner as discharged and the owner may repossess the property immediately. The guest will remain liable for the whole cost of rental and no refund shall be due.

Access: Guests must allow reasonable access to the property by the owner for maintenance given reasonable notice.

Complaints: The owner inspects the standard of facilities in all properties on a regular basis. Property descriptions and all details both written and verbal are given in good faith and believed to be correct, but interpretation thereof can be subjective and as such their accuracy cannot be guaranteed. Property details may vary over time from photographs and descriptions on the websites.

Any problem or complaint which you may have concerning your holiday must be immediately reported directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered.

Liability: The owner cannot accept responsibility for any material loss, damage, additional expense or inconvenience directly or indirectly caused by or arising out of the property, its plumbing, gas, electrical services or exceptional weather.

No responsibility is accepted for loss or damage of property, (including pets), vehicles or vehicle contents belonging to the guest or any member of the party during their occupancy.

The maximum liability accepted by the owner will be the total cost of the holiday as paid by the guest to the agent. No other expenses such as travelling costs or alternative accommodation will be accepted.

Force Majeure: The owner cannot accept responsibility or liability for any alterations, delay or cancellation or any other loss or damage caused by war, civil strife, terrorist action, industrial disputes, fire, sickness, bad weather, epidemics, acts of any government or public authority, or any other event outside our control.

Waiver: The failure of the owner to enforce or exercise, at any time or for any period of time, any term of, or any right pursuant to this agreement does not constitute and shall not be construed as a waiver of such term or right.

Miscellaneous: The guest agrees that the contract with the owner is made at the owner's premises and that any proceedings between the parties shall be conducted in the County Court nearest to the owner.

The internet connection is available (at no extra cost) subject to technical availability.

The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds.

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.

This property is privately owned. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.

Payment Policy

A non-refundable deposit of 25% of the holiday price is payable at the time of booking. Bookings made less than six weeks before your arrival date must be accompanied by the full amount of the holiday charge.

The balance must be paid so as to arrive no later than six weeks before the commencement of your holiday. If the balance is not received by the due date then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the rent.

Cancellation Policy

Once the holiday is booked the Guest has entered into a legally binding contract. If the Guest cancels, for whatever reason (including medical and weather related) then no refund of the deposit will be due, and within 6 weeks of the holiday no refund of the full balance is due.

All cancellations must be immediately notified in writing (letter or email) . If you cancel your holiday more than 6 weeks before it is due to start then your deposit will be forfeit. If you cancel less than 6 weeks prior to the holiday then the full balance remains due and is not refundable.

We strongly advise that you take out comprehensive travel insurance. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.

Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

The number of persons using the accommodation at any time must not exceed 6 and only those people listed on the booking form can occupy the accommodation. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
