Terms & Conditions

Rooms
Our accommodation can be booked as room only or with breakfast included. Please check that you have selected the option you want, and if not please contact us as changes can easily be made. Food & drink is served a moment's walk away at The Good Sport, where you receive a 10% discount on all food and drink items not included in your reservation.

Please view the room you have booked via our website before arrival: https://www.lakeview-grasmere.com/room-details. All of our bedrooms have king-sized beds. Several rooms also have sofa beds but these are not made up except on request. Please let us know if you need one, or have any other special requests, before your arrival.

All of our rooms are dog-friendly. You don't need to tell us if you are bringing a dog :)

Check-in/out
In light of Covid-19: on arrival please find your room key hanging on a hook, underneath the chalk-board in our front room. Your room key has a key-ring with the room name on. Your room name is in this confirmation email. A lay-out of the house is provided by the chalk-board to help you find your room. A phone number is also provided if you need assistance. Check-in is from 4pm, but we can usually accommodate earlier arrivals. If your key is on a hook - your room will be ready! Check-out is by 10.00am. Please leave your key on a hook.

Payment Policy

It is almost always cheaper to book with us direct. We require a debit or credit card to book with us. A 50% deposit is taken at the point of booking. The balance will be taken within the four weeks before you arrival.

We reserve the right to charge a deep-cleaning fee of £80 if your room or apartment requires serious additional cleaning when you depart.

We reserve the right to charge your card on check-out in the event of damage to your room. For more details please see https://www.lakeview-grasmere.com/extra-charge-policy.

Under certain circumstances we make an additional charge of £30 for dogs on departure if the room has been left in a state requiring substantial extra cleaning work. For more details please see https://www.lakeview-grasmere.com/dog-policy.

Cancellation Policy

If you need to cancel, cancellation takes effect from the date that we acknowledge the cancellation. As per our Confirmation of Booking, we reserve the right to charge your card in the event of a cancellation.

- Cancellation before one month of the planned arrival, full refund
- Cancellation within one month of the planned arrival, 100%

In the event that we are able to re-let the accommodation for the whole or a part of the cancelled period, we will refund you on a pro-rata basis, subject to the deduction of £15 administration charge.

We strongly recommend that you take out appropriate holiday insurance which includes ‘HOLIDAY CANCELLATION’ protection as soon as your booking is confirmed. Our rooms are non-refundable in all instances.
