Riverhouse
This property is special.. It's proximity to the Salmon Falls river (which is tidal) is so close that you feel nature and its beauty everywhere. This unique architect designed home, blending the vernacular of historic and modern, offers a private and secluded stay in an oasis of nature. More intimate and personal than hotels, it offers the perspective of the owner in discovering the local area.
The area around this property is primarily land trust. There is a wonderful state park and historic home called the Hamilton House. South Berwick is home to Sarah Orme Jewitt and the oldest private schools in Maine. There are several farm to table restaurants that have been highly reviewed in the Boston papers.

Terms & Conditions
Check in time is between 4pm and 7pm. We reserve the right to cancel any reservations that do not have prior approval to come outside that time frame. That cancellation will result in a no-show fee as indicated in the booking terms.
Check out time is by 11am.
We do not allow food in the rooms, there is a penalty for this. We are happy to put it in our fridge if we have space and you may enjoy it on the patio.
We do not allow people that are not staying here on property without prior written approval. As a courtesy, we do need to know who is here, we will need their names and contact information. We started this to share our special property with others. We want to keep it pristine and private. If people come onto the property that are not listed as staying here, there will be a facilities charge for groups on property.
We do not allow photographers on property without prior written approval. There will be a penalty for this.
We have our general lighting that turns off at 11:30pm. If there is a need to keep them on, please ask.
Our kitchen is off limits, other than morning coffee and breakfast if preordered.
We allow well behaved children in to stay with their parents in our timber framed barn.
We do not allow pets in our house rooms and only in the King Barn with express verbal/written pre approval.
Payment Policy
Payment is due upon arrival. 50% of the total reservation amount can be billed anytime after the reservation is booked.
Cancellation Policy
If the reservation is cancelled less than 30 days but more than 14 days from the arrival date, 50% of the total reservation amount will be charged. If inside of 14 days 100% of the total will be charged.
If you reserve multiple rooms more than 3 months prior to the arrival date, the cancellation date is increased to 60 days.
If you cancel and we can rebook the rooms, we will not keep the cancellation fee. That goes for all reservations.
