Built in 1627, the Grade 2 listed Thatched Cottage Hotel offers cottage rooms as well as modern rooms - combining modern essentials with historic charm.
Located in Brockenhurst in the heart of the New Forest National Park - within easy walking distance of the rail station, village centre, open heathland and forest.

Breakfast
Breakfast is served between 0800 and 1000 in the tea room in the cottage.

Check In / Check Out
Check-In is from 1500. Self check in is available after the Tea Room closes at 1700. Check-Out is by 1100.

Damage and Breakages
Very occasionally guests cause damage during their stay such as leaving red wine, coffee and other stains on the bed linen, towels or carpets. We reserve the right to charge for any cleaning or replacement costs.

Data
Any data gathered during the course of your booking may be held on computer. We execute appropriate protection of all personal information provided. We would like to hold this data after your visit to be able to inform you of future news and offers. If you would prefer us not to hold this information please let us know.

Health and Safety
Parts of the Cottage date back to 1627 – the stairs are steep and ceilings low - so please take care! Our 400 year old Cottage has some low beams and doorways, so please be careful if you are booked in one of our Historic rooms. Please note that if you have booked a Historic Superior Double room, one room is upstairs in the Cottage, with a steep staircase, so may not be suitable if you have mobility restrictions. Please let us know as soon as possible if that may be a problem for you and we may be able to move you to a ground floor room, but only if that is available. Both of our Historic Superior Double rooms are ensuite with bath - one of those rooms has a shower over the bath. All of our other rooms are ensuite with walk-in shower.

Pets
We do have dog-friendly guest rooms. Well-behaved dogs are very welcome at the hotel, by prior arrangement only. There is a small charge of £10 per dog per stay, which is charged to your room account.

Security and Personal Belongings
While staff do all they can to ensure that guests’ belongings are safe and secure at all times we cannot accept any responsibility for loss or damage to guests’ property in the hotel building, car park and grounds.

Smoking
Smoking is NOT permitted within any part of the Thatched Cottage Hotel. If anyone smokes in a room, or damages a room, in such a way that it affects the next person coming into that room we reserve the right to charge for all costs associated with the guest's behaviour. We reserve the right to charge for resetting the fire alarm, relocating guests, cleaning rooms or any other costs associated with any guest who smokes anywhere in the building or grounds. Please note that offending guests may be asked to leave immediately and may be liable for any outstanding balance of nights booked but not taken through early departure.

Payment Policy

Prices are per room per night including breakfast and all taxes.

Either a written or verbal confirmation of a booking constitutes a legally binding acceptance of a contract. These terms and conditions will therefore be considered as accepted when a booking is made. To secure a reservation we required credit/debit card details - the submission of credit/debit card details also confirms and agreement that payment in the case of cancellation, non-arrival or amendment of a booking may be taken without warning as outlined above.

We accept cash, debit card or credit card.

Schedule of Payment
When you book direct with the hotel, at the time of booking your booking is secured by credit/debit card or a first night deposit is taken, with the balance payable on the day of check in. When you book with a third party agency, payment is taken in accordance with their policies - usually at time of booking or on the day of check in.

Cancellation Policy

Cancellations are only effective on the date received and acknowledged by the hotel. For direct bookings (except bookings specified as non-refundable or of more than 2 rooms), if you need to cancel or move a booking, we can accommodate you without charge so long as notice is given at least 7 days before your date of check in (or 28 days for bookings of 3 rooms or more). Vouchers may be subject to special cancellation conditions that will be outlined on the voucher. Reservations made through third parties or vouchers are subject to the cancellation policy of the third party they were booked through.

Non-Arrivals: If you do not arrive on the first night of your booking we will assume you are not coming. Guests failing to arrive, without notification, will be responsible for a charge equivalent to the total reservation price.

Cancellation with less than 7 days notice or curtailment of booking will be charged the total reservation price of the original booking.

Non-refundable bookings will be charged the full value of the reservation and are strictly non-refundable and non-transferable. The above cancellation policy will, therefore, not apply.

Cancellation by Hotel - We would attempt to offer you alternative accommodation. However, if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund. To avoid misunderstanding, we recommend all our guests to insure against cancellation.
