Terms & Conditions

The Munroe Inn Terms and Conditions & House Rules

These Booking Terms apply to the business named The Munroe Inn (under the “Booking with” section of the Booking Confirmation and the “Provider Information” in the confirmation correspondence) our officers, employees and agents (“We”/”Us”/”Our”) and the person or legal entity making the Booking or to whom we supply services in respect of the Booking (“You/Your”). By making a Booking You are deemed to accept these Booking Terms.

Adherence to Terms

The owners have a right to terminate a booking without refund if guests do not adhere to our terms, conditions, policies and house rules or behave in any way that is abusive, dangerous and generally unacceptable to any other guest or member of staff.

Damages

You are responsible and liable for any breakages or damages which you or any member of your party cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we reserve the right to make a charge to the guest’s credit card, or we may send you an invoice, for repair or making good if the damage or breakage is significant. We may make an additional charge if you did not report this.

Lost keys

A $10 surcharge will be applied for each lost key.

Pets

We are dog friendly facility, but your pet must be under supervision at all times. Extra cleaning fee apply. Innkeeper’s pet, dog Hurricane, will greet our guests only on guests’ request and with guests’ permission.

Children

Children are welcome at The Munroe Inn, but must be under supervision at all times by parents or adult carers with particular emphasis on the safety of themselves and others and respect for other guests' privacy and belongings.

Noise

Guests are expected to be considerate of others by keeping noise to a minimum generally and especially at night. Televisions and music must be at acceptably lower levels after 10pm. Guests entering and leaving the property late at night or early in the morning and using the common areas should do so quietly.

Smoking

We remind guests that it is against the law to smoke at The Munroe Inn and smoking is prohibited anywhere inside the building. Containers with sand are located by the carpark steps to accommodate guests that wish to smoke. Guests must ensure that cigarettes/cigars are extinguished properly.

Safety and Security

Guests must follow instructions with regards to the safety of themselves and others at all times. Guests are expected to make themselves aware of fire evacuation procedures and not undertake any activity that may cause risk of fire or injury to themselves, others or property. Guests must ensure when leaving the property that they close bedroom windows, ensure that the main entrance door is closed properly behind them, take precautions to secure their property and ensure fires escape routes stay unobstructed at all times. Guests must also ensure all lights; heaters and the bathroom fans are turned off before leaving.

Please note we do not take any responsibility for the security of your vehicle (s) or valuables. Please also ensure that any keys issued to you, stay in your possession until the time of your departure when they must be handed back to the owners/staff.

Private Areas

Guests are asked politely not to enter areas marked ‘private’ at any time.

Arrival and Departure

Check in time is 3.00pm unless otherwise agreed in writing and check out is 10am again unless agreed otherwise. All outstanding costs incurred by you during your stay must be settled before departure.

Availability

In the rare case that, due to unforeseen circumstances, we cannot deliver Your requested accommodation, you will be offered alternative accommodation if possible or a full refund of any monies paid by You. This is the limit of our liability.

Prices

Rates are per room per night. If you have selected supplements they will be added to the total price of the Booking. Rates do not include other costs you may choose to incur during your stay (unless otherwise stated). Rates quoted are correct only for the specific number of guests, nights and dates shown. Should You change the number of guests, dates or nights, then the rates may be subject to change. Bates Parents Weekend and Bates Commencement weekend rates subject to change, minimum two nights stay, and will be confirmed no later than 10 months before the date of the event. Please note that we cannot be responsible for Bates’ event changes. We will try to accommodate each guest with an existing reservation for any Bates event, at the same rate.

Liability

Other than for death or personal injury caused only by Our negligence or misrepresentation, our total liability to You is limited to the price of the Booking and to the fullest extent permitted by law, all warranties are excluded and in no circumstances will We be responsible for any indirect or special damages. We will not be liable for failure to perform to the extent that the failure is caused by any factor beyond Our reasonable control. You are responsible for any damage or loss caused to Us or Our property by Your act, omission, default or neglect and You agree to indemnify Us and to pay Us on demand the amount reasonably required to make good or remedy any such damage or loss.

Force Majeure

Except where otherwise expressly stated in these booking conditions, we regret we cannot accept liability or pay any compensation where the performance or prompt performance of our contractual obligations is prevented or affected by or you otherwise suffer any damage or loss as a result of “force majeure”. In these Booking Conditions, “force majeure” means any event which we could not, even with all due care, foresee or avoid. Such events may include war or threat of war, riot, civil strife, terrorist activity or actual threatened terrorist activity, industrial dispute, natural or nuclear disaster, adverse weather conditions, fire, contagious diseases and all similar events outside our control.

Flexible reservations

For reservations under Force Majeure, where guest have the inability to stay as intended. We will seek to arrange in this order: new dates for a future stay (different rates may apply), or a voucher issued by us for a future stay, for the initial value paid, or a full refund of any prepayment/deposit.

Substantial changes and cancellation by client

A “substantial change” means a change of date, a change to duration of stay or a reduction in the number of rooms by 25% or more of the rooms originally booked.

Any substantial change to or cancellation of a booking must be notified verbally and then in writing. Notice of cancellation or substantial change will only be effective on the working day that it is received in writing. A working day is any day Monday to Friday other than bank and public holidays.

For all cancellations and substantial changes notified within 14 days of arrival, we are entitled to charge a fee of 100% of the full cost of the first night’s arrangements, of the affected rooms. For all cancellations and substantial changes notified within 7 days of arrival, we are entitled to charge a fee of 100% of the total cost of the rooms affected.

Where any change or cancellation changes the number of group members, we will recalculate the cost of the arrangements and re-invoice you accordingly.

Lost Property

We are happy to return items that have been left following departure. However, there will be a minimum charge of $10.00 to cover postage and packaging.

Missing Items

We reserve the right to charge for missing items.

Termination Policy

We reserve the right, at its discretion, to terminate, without notice, an individual’s stay where deemed necessary through unacceptable behavior or as a result of actions which are likely to endanger or offend others (Please note that noncompliance of our nonsmoking policy may constitute termination). In such circumstances any outstanding account must be settled, no refunds will be made.

Lodging Tax

All published rates are Not inclusive of Maine Lodging Tax at the current rate.

Wi-Fi Access

By using our Wi-Fi Service you automatically agree to the terms and conditions of use in force at the time.

We reserve the right to amend these terms and conditions at any time. You acknowledge and agree that all intellectual property rights (including, but not limited to, copyrights (including rights in software), trademarks, database rights, patents and inventions) in and relating to the service are owned by us and our licensors or contractors. Nothing in this agreement operates to transfer any such intellectual property rights to you.
We reserve the right to assign or sub-contract any of our rights and obligations under this agreement without notice to you. If any provision of this agreement is found to be unenforceable by a court of competent jurisdiction, the other provisions shall nevertheless remain in full force and effect.

Payment Policy

Non-Group Reservations

Please note the cancellation policy before committing to a reservation.

Flexible Reservations

In order to secure the reservation valid credit or debit card details must be provided at the time of booking.
No payment is taken from this card unless you ask us to, or the booking is cancelled within 7 days of the scheduled date of arrival, or you do not show, or you use the card to pay on departure. However, we reserve the right to pre-authorize the card with a charge equivalent to the room(s) standard one-night rate.

The exception to this policy is for bookings at peak times and/or special events where we reserve the right to take a deposit payment equivalent to the room(s) single night rate. You will be informed of this at the time of booking.

If you are unable to secure the booking with a credit or debit card, then we require payment by for the full amount of the stay before the arrival. Please call us to make a payment arrangement. We will then send confirmation once the money has cleared.

Payment Non-Flexible Reservations

Non-flexible reservations are usually weekends June 1 – September 31, Bates Commencement, Bates Parents Weekend, Dempsey Challenge. Full payment of the reservation may be debited from the credit or debit card provided at the time of booking or shortly after. Bates Parents Weekend Cancellation is 45 days advance notice and full payment is due at that mark. Bates Commencement Weekend Cancellation is 90 days advance notice, and full payment is due at that mark. We will then send confirmation once the money has cleared.
No refund will be offered for late cancellations, no-shows and early departures.

Online Reservations

Bookings made online or via online through resale agents (Expedia, Booking.com, Orbitz, Hotel.com, ect.) may be subject to differing terms and conditions in force at the time of booking. This is to protect your security in carrying out the booking and providing credit card details over the internet.

Reservations made 10 months or more in advance do not guarantee the rate. Rate confirmation will be advised by an email no later than 10 months before the chick-in date.

Cancellation Policy

We take all Bookings in good faith, as we are unable to judge reasons for change, cancellation or non-arrival, guests are reminded that no exceptions to the above conditions will be made and that any booking made with us for either accommodation or goods, services, meals or drinks that are pre booked (verbal or written) forms a legally binding contract. For this reason, we advise that you take out a suitable insurance product to cover against unexpected costs such as cancellation fees.

Cancellation by the Guest
We are a small business, so cancellations can have a big impact on us, especially if we have turned away potential guests in favor of someone who has already booked and who then cancels. We do, however, appreciate that unforeseen circumstances can intervene, and we try to be as sympathetic and helpful as possible in such cases.

Cancellation by Us
Should it become necessary for us to cancel a booking we will contact you immediately. Any payments made will be refunded in full. Should you wish to, we can assist you to book you into another local bed and breakfast of the same or lower grading in a similar standard of room(s). Our liability will not extend beyond these conditions.
