Our beautiful New England style Captain’s Cottages are perfectly situated within a very short driving distance to many of the most beautiful beaches Rhode Island has to offer: Narragansett Town Beach, Scarborough State Beach and Roger Wheeler State Beach. The surrounding area offers various fun activities to make your vacation a memorable one! Our guests love to explore the fun shops, delicious restaurants, the Point Judith Lighthouse, Galilee, and relax by the Narragansett seawall. If you are looking for more adventure we are a short drive to Newport, RI, Watch Hill, RI, Charlestown, RI, East Matunuck as well as a quick ferry ride to Block Island!

Terms & Conditions

Cancellation Policy: Upon payment of booking and/or signing of this agreement, any monies paid are subject to complete forfeiture. If you must cancel, we will need notification in writing or by e-mail as soon as possible. Every effort will be made to re-rent the property. If we are able to rebook your rental period for the same rental amount, we will refund all funds we received less a $250 cancelation feee. If the rebooking is for a rental amount less than what is stated in the lease, then the difference between the stated rent and the new rental amount along with the cancelation fee will not be refunded. If we are not able to rebook the rental period that you have reserved, then all the funds received (not to exceed the total rental fee) will be forfeited and you will be responsible for the full amount of the rental fee as stated in this Lease Agreement whether or not you have paid the full amount of the rental. The security deposit and the cleaning fee will be refunded if rental fee is paid in full. There is a $25 charge for checks returned to us by the bank. Payments not received on time may jeopardize the rental.

Arrival Policy: Check-in is after 3:00 p.m. at the property. The office will provide you with check-in/check-out instructions upon booking confirmation. Keys will not be given out unless payment is received in full and all funds are cleared.

Departure: Check-out is at 11:00 am. Late check-outs will be charged a minimum of $500.00, plus cleaning fees if necessary. All property keys must be returned at check-out. There is a $25 fee for each set of keys not returned to the rental office upon check-out. Although the property will be cleaned upon your departure, property should be left in a tidy condition – dishes should be washed and put away, all food should be removed from the house, and trash should be properly bagged, removed and stored in the designated trash receptacles. All windows and doors should be shut and locked and any umbrellas attached to outdoor tables must be closed and secured. Failure to leave the property in the condition required by this paragraph will result in a deduction from your security deposit for the costs and expenses required to bring the property to this condition.

Conduct: Rentals are not to exceed the maximum occupancy as stated on the Lease Agreement, excluding children under the age of two. Violation of this provision may result in eviction proceedings with no refunds. No subleasing is permitted. This agreement may not be assigned nor designated to any party without prior written approval from Joules Realty and the Lessor. The Lessee agrees to maintain the premises in a clean and sanitary condition at all times, to commit no waste, to engage in no unlawful conduct therein, and to observe all applicable laws, rules, regulations, and ordinances affecting the premises and the use thereof. Written permission is necessary for special events to take place on the property, including, but not limited to, weddings, family reunions, parties, etc. In the event that the police have to be called or neighbors complain of excessive noise, Tenants will be asked to vacate and no money will be refunded. No pets of any kind are permitted at the rental property. Violation of this provision may result in eviction proceedings with no refunds. Any evidence of pets will incur additional charges that will be deducted from the security deposit. Rental Agent(s) must be made aware of any service animals that will be staying on the premises. Campers, RV’s, boats, tents, port-a-johns, bonfires, smoking of any kind, air mattresses, fireworks and the installation of air conditioners of any type are strictly PROHIBITED.

Condition of Premises: Upon arrival, the rental should be clean and ready for occupancy. If you do not contact us within one hour after check-in regarding the condition of the premises, we will presume you found them in satisfactory condition. Joules Realty and the Lessor will have no further responsibility or obligations relating to the condition of the property at check- in after the expiration of this one-hour period.

Refunds: NO REFUNDS will be made for unfavorable weather conditions (including hurricane warnings), maintenance issues, inoperable appliances, faulty equipment, disruption of utility services, noise, altered views, construction taking place in the area, natural disasters or departures due to personal emergencies. Additionally, no refunds or property changes will be made for Tenants who have rented a property “sight unseen.” Furthermore, it is understood by these terms that the Lessee will have no claim, nor any recourse, against the Lessor, Rental Agent(s), or Joules Realty.

Security Deposits: Security deposits will be used to compensate the Lessor for any breach of this Agreement including, but not limited to, physical damage to the real or personal property located on the premises and occurring during the agreed rental period. Any excess cleaning required, other than the usual and customary cleaning required after departure, will also be deducted from the security deposit. The security deposit, less any deductions, will be returned within 20 days of check-out, as per Rhode Island state law. Should excess damages exceed the amount of the security deposit, Tenant agrees to compensate the property owner for the difference in repairing or replacing damaged item(s) within 7 business days.

Linens/Supplies/Toys: Unless otherwise specified, house linens (including sheets, pillowcases, and bath towels) are provided with the rental. Clean linens will be left on site in a laundry bag/container and must be returned to the same place upon check-out. Charges will be assessed for missing or damaged linens. The Lessee must supply the following items for the property: detergents, paper products, trash bags, toiletries, beach chairs, beach towels, boogie boards and/or beach toys.

Amenities: All major appliances such as the refrigerator, stove, washer/dryer, dishwasher and air conditioners should be in working order upon your arrival (these appliances are listed for reference only – some may not be present in your specific rental). If a malfunction occurs, please report it to us immediately and we will make every effort to get it repaired/replaced as soon as possible. Amenities such as (but not limited to) televisions, DVD players, radios, toasters, microwaves, and/or blenders are provided on an “as is” basis. Joules Realty does not guarantee extra amenities supplied by the Lessor. Recreational equipment provided by the Lessor is to be used at the Tenant’s own risk. No refunds will be issued for missing/malfunctioning amenities or issues with major appliances.

Changes: Although every precaution has been taken to avoid errors, Joules Realty cannot be held responsible for equipment or furnishing changes made by the Lessor, errors in brochures and/or websites, as well as online mapping of property locations. Joules Realty reserves the right to make necessary changes or corrections to amenities, property descriptions and/or rates.

Representation: It is understood that the office of Joules Realty acts only in the capacity of a Rental Agent(s) for the individual Lessor, and that the Tenant will not hold the Agency liable or responsible for the conditions or events related to the rental of this property. The Agency will act in a fair and reasonable manner to resolve any problems that may occur. The Lessor and/or Agent(s) shall not be liable to the Lessee, guests, invitees, licensees or to any other person for any injury, loss or damage to any person or property on or about the premises. The Lessee shall hold the Lessor and/or Agent(s) harmless and indemnified from and against all loss or damage occasioned by the misuse or abuse of any part of or fixture on the premises, and from and against any and all loss, damage or liability arising from any omission, neglect or default of Lessee, guests, invitees, or licensees. Tenant shall be aware that any boats or flotation devices are to be used at the Tenant’s own risk. Tenant shall also be aware that any swimming is to be done at the Tenant’s own risk.
