Terms & Conditions

No Smoking ANYWHERE outside the designated area in back. No butts on ground.
No Pets unless ADA Certified or Whole House Rental, or Willow Suite arrangement is made. Any adult breeds under 80lbs welcome, exceptions made as necessary. Pet Fee of $75. We reserve the right to decline aggressive or non-housebroken dogs. Local boarders list will be provided.
No Children unless whole house booking. NOTE: The home is not childproof or appropriate for toddlers. Exceptions made for the Willow Suite.
Must be 18 years of age or older to reserve a room and 21 years of age or older to consume alcohol.

Monday through Saturday check-in is 3:00 p.m. to 4:00 p.m. or as otherwise arranged. Sunday check-in is 2:00 p.m. to 3:00 p.m. or as otherwise arranged. Since we have to run all errands between guest check-in times, please let us know if your arrival time changes so we don't miss you Early & late times can be booked and paid for to ensure availability . Valid state or federal issued photo I.D. required. Room checkout is 11:00 a.m unless otherwise arranged. You are welcome to enjoy the common areas throughout the day. Baggage can be stored but we are not responsible for its contents.

The IL Bed and Breakfast Act (50 ILCS 820/) and Fire Marshal limit occupancy to a maximum of 2 persons per room. Although small, infants and younger children count as persons.

Our inn is NOT HANDICAP ACCESSIBLE. There are 5 steps onto the porch from the driveway. All guests suites and Massage Studio are on the second floor.

NO SMOKING, E-CIGARETTES, OR INCENSE. Please enjoy our SMOKE-FREE property except for a designated area behind the house. PLEASE NO BUTTS ON THE GROUND. UNDER THE SMOKE-FREE ILLINOIS ACT (PUBLIC ACT 095-1029) IT A CRIME TO SMOKE IN—OR WITHIN 15 FEET OF—THE ENTRYWAYS. VIOLATORS WILL BE EVICTED WITHOUT REFUND, CREDIT/DEBIT CARD WILL BE CHARGED A MINIMUM $500.00 ROOM RECOVERY FEE FOR SMOKING OR VAPING INSIDE, POLICE REPORT FILED, AND CRIMINAL PENALTIES MAY APPLY.

With the exception of charcuterie board and wine, please enjoy any food or snacks in the Dining Room, Kitchen or Bistro.

STAINS -Makeup cloths and brown washcloths are provided for washing faces with makeup. Because they leave permanent stains, massage oils are prohibited. GUEST(S) WILL BE CHARGED THE REPLACEMENT COST(S) OF ANY STAINED ITEM(S) INCLUDING TOWELS, BED LINENS, BEDDING, OR RUGS. Per item, charges vary, ($10-$30) but will not be marked up.

TUB--Please enjoy the whirlpool friendly, “specially made for you”, artisan bath salts provided. Or use dye free bath bombs. Bubble baths and oils will cause damage to the whirlpool.

We reserve the right to assign you to another room of equal or greater value at no additional charge.

KEYS--Keycode provided for front door. Lost keys will be added to your bill in the amount of $5 per outside door and room key.
There is a $25 fee for all returned checks.

LOST ITEMS--The Cherry Tree Inn B&B is not responsible for the loss of money, jewelry or valuables of any kind. If you lose or leave anything behind, we will make every attempt to get it returned to you in a timely manner if and when items are located.

PETS--the common areas inside the property is pet free unless you have rented all the rooms. We reserve the right to deny any dog that is too young, untrained or aggressive. Kennel facilities are available within 1 mile of The Cherry Tree Inn. (List upon request.) It may be possible to bring your dog to visit and play outside.

Payment Policy

Payment is due at time of checkout, if paying by credit card on file. If paying cash or check, payment is due upon arrival.

Additional purchases of packages and gifts will be added to your final bill and charged at time of checkout.

Any special meals ordered & set up will include an appropriate tip for vendor & $25 setup fee/cleaning fee for each couple.

Because we'very been asked.... If you have requested additional services by us or other vendors, a 15-20% cash gratuity is appropriate.
Additional tips for a great stay or for our cleaners is welcome if you feel it's warranted. Cash, PayPal or add to bill is fine.

Cancellation Policy

Please cancel reservation within 2 weeks of your stay for a full refund. Covid changes are understood. Please give as much advanced notice on changes as possible. We rather you come back when you're healthy & can enjoy your stay, anyway.

There is a 50% fee for cancellations less than 2 weeks before arrival date. A 25% discount for your next stay will be provided.

We will refund the remaining 25% if we rebook the canceled dates.

We are flexible and understanding about changes whenever possible.

No call No show will be charged for the full stay.
