Check in time is 3:00 PM and Check out time is 11:00 AM. If you fail to check-out by 11:00 AM on the date your reservation terminates, an additional fee of $100 shall be charged to the credit card used to secure the reservation, in addition to any additional daily rates for the hotel room if you stay beyond 2:00PM on the date your reservation terminates. On the date your reservation terminates, you shall return all keys to the premises to The Park Ave North by 11:00AM, subject to the provisions set forth below for late check-out. If keys are not returned on the date your reservation terminates, a fee of $5 will be applied. At anytime after 11:00 AM on the date your reservation terminates, if you have not received written approval to check-out later, you will be subject to fees or eviction which may include removal of all belongings from the room and held at front desk.
Cancellation policy: For cancellations made less than 7 days before the check in date, or if the guest vacates the room prior to the checkout date as indicated on the reservation, the amount of the total stay shall be retained by The Park Ave North as liquidated damages. Please see website for cancellation policy prior to check in.
Damage to Property: Deposit fee of $200 is required upon check-in. The guest understands that he/ she is liable for any and all damages to the property or the equipment in the property during his/her stay. The guest agrees that his/her credit card will be debited for the full amount of damages caused by the guest. If this damage occurs the Park Ave North reserves the right not to furnish any evidence of damage beyond the bill showing the dates of the damage and the amount payable for the repairs. There are no pets and no smoking allowed in the Property. The Park Ave North assumes no responsibility for any lost or stolen items of the guest from the room or the building. The guest understands and agrees to this.
Towels and Linens: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Rolled black towels (stain resistant) are in a basket provided in each bathroom for removal of these products. Unsalvageable linens/towels will be charged to the guest.
Liability: The guest agrees that he or she is 100% liable for his or her own actions and safety while staying in the room and the building – including but not limited to any bodily injuries caused to the guest (his or her own safety and the safety of other guests, visitors and children staying or visiting the guest including but not limited to safety around open or closed windows in the room, falls through windows and from fire escapes and any other type of personal injury caused while staying or visiting the building) , damage to guest’s own property, damage to property of The Park Ave North (to the room and the equipment located in the room), injury to third parties, damage to the property of third parties, fire safety in the room and other types of damage or injury that may incur during the period of stay. The Park Ave North assumes no liability for any injury caused in any way to the guest or his or her visitors, other guests or children or any third party during the period that the Licensee is staying in the building. The guest agrees to defend and indemnify The Park Ave North for any claims brought against The Park Ave North by any third party arising from or related to guest’s stay in the building, including but not limited to any attorney's fees incurred in the defense of any claims.
Noise and Conduct Policy: Please do not play loud music, play the television loudly or talk loudly after 8.00 PM. Absolutely no parties are allowed in the room or building. No smoking: Our Inn is an absolutely non-smoking environment. Please smoke only outside on the street. No drugs. No drunken behaviour. No illegal behavior of any kind will be tolerated. No throwing objects out of the window.Anyone found in breach of any of these rules will be fined 300 USD in addition to the entire price of booking (debited directly from the guest's credit card with this policy cited as the basis for the charge) and evicted.

Important ADA Accessibility Information
Please note that our property is located in a building built in the early 20th century with a stairway leading to the front entrance that is not wheelchair accessible.
Our building consists of 4 floors accessible by stairways between each floor. The building does not have an elevator. The following rooms are located on our 1st floor (level 1): 11, 12, 13.
Main doorway width 60” (double doors 30” width each)
Corridor width is 39” 1st floor (level 1), 34” 2nd floor, 39” 3rd floor, 36” lower level
Doorway width into our guest rooms is 33 ½” for rooms 1, 2, 11, 12, 13, 22, 23, 31, 32, 33 and 31” for rooms 3, 4, 21, 34.
Guest rooms and bathrooms 12 and 13 on the 1st floor (level 1) are ADA compliant, however as stated earlier, access to the front entrance of the building is not wheelchair accessible.
1st floor (level 1) ADA compliant bathrooms have the following characteristics:
Room 12, dimensions 100”x 58”. Sink height 31 ½”. Turning diameter 60”
Room 13, dimensions 100”x 58”. Sink height 30 ½”. Turning diameter 60”

Payment Policy

All reservations require a deposit of 50% to 100% of your entire reservation and shall be charged to the credit card you use to make your reservation. Final payment of any remaining balance is due at the time of your check in. All room rates are subject to a 14.75% and $3.50 per night state and local hotel tax.

Cancellation Policy

If your reservation is Standard, you may cancel your reservation at any time prior to (3) days before your scheduled check-in date and you will be charged a fee equivalent to one night stay. If you cancel your reservation within the three (3) day period prior to your scheduled check-in date or if your fail to check-in as scheduled or if you vacate the room prior to your scheduled check out date, the full amount of any remaining balance owed on your reservation shall be charged to the credit card you used to make your reservation and the entire amount of your reservation shall be retained by the Company as liquidated damages. Non-refundable reservations are not eligible for a refund under any circumstances and the entire amount of your reservation will be retained as a cancellation fee as liquidated damages. All cancellations must be sent to the Company in writing by email to office@parkavenorth.com. Notwithstanding the foregoing, you will not receive a refund for non-refundable extra services, as identified to you at the time of booking in accordance with these Terms, except for verifiable extenuating circumstances for which notice must be received in writing by the Company via email to office@parkavenorth.com within thirty (30) days of the event giving rise to the extenuating circumstances. The Company shall have sole discretion as to whether to refund you any prepaid deposits based on such extenuating circumstances and all such refunds shall be based on the actual price of the additional Services involved and not on per diem basis. Failure to submit notice within thirty (30) days as provided above shall result in the forfeiture of all claims for a refund.
