The Ravenswood is located in West Hoathly, on the edge of the Ashdown Forest, in the High Weald Area of Outstanding Natural Beauty. The building is a converted 15th century manor house, and is set among 18 acres of lawns, gardens and lakes. Free WiFi and free parking are available.

All rooms have en-suite bathrooms, TVs and coffee/tea making facilities.

At The Ravenswood we do not have a restaurant for an evening meal, however breakfast is included in your price.

THE RAVENSWOOD TERMS AND POLICIES.

GUARANTEE POLICY
A debit/credit card is required at the time of booking that will act as guarantee and will be kept securely on file. The registered guest responsible for the room must be at least 18 years of age and must provide a valid debit/credit card in their name along with one piece of government issued photo identification at time of check-in.
Should any further charges arise for damages and smoking in the building (not limited to), the debit/credit card holder will be liable for payment.

CHECK IN POLICY
• Check In is at 3 pm
• Check Out is at 10:30 am
* Access to bedroom accommodation cannot be granted before 3:00pm on the day of your arrival.
*All residents should vacate their bedroom accommodation no later than 10:30am on the day of departure, otherwise a late-check out fee of £25 per hour will be automatically charged to your pre-authorised debit/credit card.

CANCELLATION POLICY
Full payment is required when rooms are booked.
In the unfortunate event of a cancellation or change of date, the following cancellation charges will apply:
• Up to 7 days before check-in: get a 50% refund, minus the service fee.
• 6-4 days prior to check in date: Loss of 65% of the total booking value
• 3-1 days prior to check in date: Loss of 75% of the total booking value
• Less 24 hours: 100% of the total booking value.

Please contact us should you need to cancel your reservation.
Guests who do not arrive on the scheduled date of arrival and have not cancelled their reservation in advance will be charged the full amount of their reservation booked.
Change in the length or dates of the reservation may result in a rate change.

SPECIAL REQUESTS
Extra bed – £15 per person for an additional bed to be added to make a family room. Suitable for under 14s. Subject to availability. Cannot be guaranteed in advance and will be confirmed at time of arrival.
Cot – £5 per cot. Subject to availability. Need to be requested upon original booking. Cannot be guaranteed in advance and will be confirmed at time of arrival.
Disabled Rooms - Should you need a disabled room, you need to let us know in advance to ensure we have a suitable room available. We will do everything to accommodate any disabled guest, however you need to bear in mind that this is a historical building and all areas may not be accessible.

ALCOHOL
Self bought alcohol is not permitted in any of the bedrooms. Any guests found to have alcohol in their rooms will automatically incur a £50 charge onto their pre-authorized debit/credit card. Furthermore the room reservation will immediately be cancelled without refund and you will be asked to leave the premises. Alcohol that you buy on the premises can be consumed in the reception area.

DAMAGES
Any damages made in any of the communal areas and/or bedrooms will be automatically charged to the pre-authorized bank card given upon check in. Fees for damages are proportionate to the damage done and are charged at a minimum fee of £50 to a maximum of £250 per item damaged. Details will be emailed to you after payment has been taken.

LOST KEYS
Any guests that lose or leave the premises with their room key after 10:30am on the morning of check out will be required to pay a fee of £60. This charge will be taken from the pre - authorized bank card given at check in.

NOISE DISTURBANCE
All guests are asked to respect our neighbours, please note any guests smoking outside after 10pm are asked to keep a low noise level. All patios will be shut from 11pm. No parties are permitted within the accommodation rooms and if held will incur an automatic charge of £250 to the pre-authorised credit/debit card and your reservation will be immediately cancelled with no refund and you will be asked to leave the premises.

PET POLICY
We do not allow pets to stay overnight in any bedrooms. The only exception is guide dogs. The Ravenswood must be made aware of the accompanying pet at time of booking. Should the reservation be made through an on line booking channel, the hotel reservations team must be advised of the pet in writing, prior to the date of arrival.
If you're attending a wedding, pets are allowed to stay on the premises. They are welcome to come to a wedding, but they must have an allocated animal sitter to look after them throughout the day and into the evening and must leave the premises by midnight and they will need to have alternative accommodation arranged.

INTERNET
Wi-Fi is available in the hotel rooms and is free of charge. Because of our rural location the internet speed is not guaranteed and can sometimes be unavailable. Further, we are based in an historical building and Wi-Fi is not accessible in every room and area. We accept no liability for Wi-Fi availability.

PARKING
Free private parking is possible on site. (Reservation is not needed). We will request the vehicle registration number at the check-in. The car park is off the main road and open 24 hours. We accept no liability for any vehicles parked on our premises. The maximum size of vehicle is 3.5t. If your vehicle is more than 3.5t, extra charges will be applied based on size of vehicle. We allow 1 car per room, if you have more you need to let us know in advance.
We do not allow cars to be parked on our premises with no room booking, any cars that are not from a room booking are subject to removal.

NON-SMOKING POLICY
For your comfort and safety, The Ravenswood is a non-smoking or vaping venue. Should smoking or vaping take place in your room you will automatically incur a £150 charge onto your pre-authorized debit/credit card. Furthermore, your reservation will immediately be cancelled without refund and you will be asked to leave the premises. There are designated smoking areas outside.

CHILDREN AND SAFETY
The Ravenswood welcomes children but please note that we have four lakes, extensive grounds and several staircases. All children must be supervised at all times so please make the necessary arrangements to make sure this is adhered to. The Ravenswood shall not take responsibility for the care of children on the premises.

BREAKFAST
Breakfast will be held on from 8:00am - 10:00 am every day.

FIRE PROCEDURE
If at any time the fire alarm sounds, please gather at the fire assembly point located in the car park. Please do not stop to pick up personal belongings.
