Terms & Conditions

We look forward to welcoming you at The Red House.

By making a booking you are entering into an agreement with us and therefore agree to our terms and conditions as stated below. It is in your own interest to read them carefully. If you have any questions, please request further information before booking.

The following booking conditions form the basis of your contract with The Red House and set out our respective rights and obligations.

In these Booking Conditions, 'you' and 'your' means all persons named on the booking (including anyone who is added or substituted at a later date). 'We', 'us' and 'our' means The Red House.

Prices


The price includes accommodation with private en-suite bathrooms and continental breakfast. There are also complementary tea and coffee making facilities in all rooms.
We only accept payment by credit/debit cards or cash.

No Shows


If you fail to check in by 10pm on your scheduled arrival day (unless otherwise informed), we will consider that you have cancelled your booking and you will be charged in accordance with our cancellation policy as published.

Data Privacy


In order to process your booking we will need to collect certain personal details from you. These details will include your name and contact details and those of any other members of your party. They will also include credit/debit card or other payment details relating to your booking.
Any information you supply to us may be retained on a database and will be used for the purposes of administrative functions, contacting you about a booking or sending you information about us. Your details will not be passed on to any third party without your prior consent except in cases where we believe, in good faith, that we have a legal obligation to disclose such information.

Arrival


Your accommodation will be available to you from 3pm on your day of arrival. We do not offer check-in before 3pm. Please let us know if you are to arrive after 7pm as alternative Check-in arrangements may need to be arranged.

Departure


Please be ready to leave your accommodation by 10.30am on your day of departure. If you need to leave luggage please contact us in advance as this is not always possible.
Breakfast. 
A continental breakfast will be available in the dining room between the hours of 8am and 10am
. A full traditional breakfast can be ordered by request on check in at a cost of £7.50 per person.

Damages and Breakages


Please take care of our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation and its contents. Please let us know of any instances as soon as they occur. We do not normally charge for minor breakages, but we reserve the right to make a charge to the guest's credit/ debit card, or we may send you an invoice, for repair or making good if the damage or breakage is significant. We may make an additional charge if you did not report this as soon as it occurs. Wilful damage will incur the full cost of replacement or repair. If we are unable to let the room due to damages you have caused we reserve the right to charge an additional nights board at full rate until repairs are completed. Its is therefore in your interest to advise of any damages immediately to give us the opportunity to make repairs and minimise any loses.

Keys


You have access to your room 24 hours a day throughout your stay using a set of keys given to you when you check in. You have full responsibility of these keys for the duration of your stay. Lost keys will be charged at £10.00 per set plus any additional costs incurred if any additional work is required, such as, having locks changed. Please ensure all keys are returned to reception on departure.

Liability


We do not accept liability for damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

During your stay

We want all guests to enjoy their stay at The Red House. Please be aware of other guests and keep noise to an acceptable level. If during your stay you cause disturbance to other guests your stay may be terminated and you will remain liable for the full balance.

Occupancy


The maximum room occupancy is two adults. Any over occupancy will be charged at the full room rate that would have been due if correct number of rooms had been booked.

Visitors


Guests are not allowed to bring any visitors onto the property without the express permission of The Red House.

Meal reservations

We are pleased to offer our guests the facility to dine during our normal restaurant open hours. Please book via our website, telephone or email in advance to book a meal and notify us of any special dietary requirements.

Behaviour


We will not tolerate any type of abusive, violent, dangerous or unacceptable behaviour towards us or any fellow guest. In the event of any type of incident, you and the rest of your party will be required to leave immediately and the booking terminated.

Smoking Policy


Upon making a booking you agree to our Non Smoking policy as stipulated by law.  Smoking and/or Vaping is not allowed in any of our rooms, nor is interfering with our fire detection system. If you do so, we will terminate your booking without refund and require you to leave immediately. You authorise us to charge you any costs we incur if you smoke or cause damage in our rooms including costs for specialist cleaning (to make the room fit for sale as a non-smoking environment) and the cost of the room for any time period it is unusable. 

Termination policy

The Red House reserve the right, at its discretion, to terminate, without notice, an individuals stay where deemed necessary through unacceptable behaviour or as a result of actions which are likely to endanger or offend others. In such circumstances any outstanding account must be settled, no refunds will be made.

Pets


We regret that pets are not allowed at The Red House.

Food/Cooking

Guests are not permitted to set up temporary cooking or barbecue facilities in the accommodation or grounds. We do not permit the consumption of hot food in the guest bedrooms.

Room service


Rooms are not serviced during your stay with us. If you require additional towels, sheets, toilet roll or would like us to clean your room please let us know.

Parking


Parking is provided at no additional cost on the premises. Camper vans, caravans or trailers are not permitted. Vehicles and their contents are left at your own risk and we do not accept responsibility for any loss or damage.

Wi-Fi

All reasonable endeavours will be taken to ensure that you are provided with free, uninterrupted Wi-Fi service. We will not be liable however if for any reason, the service is not available at any time, nor for any loss of data or damage to equipment you suffer as a result of using the service. We may suspend access at any time and for any reason. The Wi-Fi service we provide is intended to be used for general purposes, including accessing the world wide web and email. By accessing the service, you undertake that you will use the services responsibly and that you will behave in a lawful, honest and proper manner. You may not: use the service for any illegal purpose (including but not limited to breaching any intellectual property, copyright or computer misuse legislation and downloading or uploading any illegal material); send any unsolicited commercial email (or “spam”) or any activity relating to it; carry out any “hacking” activities such as attempting to access systems without authorisation or carry out denial of service attacks.

Outdoor Equipment


Large items of outdoor equipment are not permitted to be taken into the guest rooms. Please contact us in advance of your stay if you require storage of equipment such as bikes, golfing equipment, canoes etc. We will try to assist where we can.

Lost property


Lost property will be held for 4 weeks from the date of departure, after that time it will be disposed of. We do not mail items it is your responsibility to arrange collection.

Payment Policy

For all bookings we require credit/debit card details to secure the booking. For direct bookings and those made via our website, payment must be made in full 14 working days prior to arrival.
Some bookings require a non-refundable payment, which will be detailed in your booking confirmation.
For bulk booking reservations we reserve the right to request a non-refundable deposit & Full payment is required 21 days prior to arrival.
You must provide us with card payment details to cover any financial losses or physical damage you cause during your stay.
Special Offers and last minute deals require payment at the point of booking.
Bookings made via a 3rd party agent such as Booking.com will be charged in full 30 days prior to arrival or at the point of booking if made less than 30 day prior to arrival and are non-refundable or transferable. This is due to the high rates of commission charged by these agents.

Cancellation Policy

The Red House has a strict cancellation policy and we advise guests to take out adequate cancellation insurance in case of any unforeseen circumstances resulting in last minute cancellations.
Your booking with us is a legally binding contract and any changes or cancellations to a booking must be made in writing or by email. A booking can only be regarded as amended or cancelled upon receipt of our confirmation. Cancellations or amendments by phone cannot be guaranteed.
* More than 14 days notice – 100% refundable
* Less 14 days notice – 50% booking cost is refundable
* Less than 7 days notice – your booking is non refundable and non-transferable
Some bookings, for example discounted room rates, bulk bookings, 3rd party bookings and specified booking dates are non refundable at any time. You will be notified if this is the case at time of booking. We reserve the right not to issue a refund at our discretion.
If it becomes necessary to cancel your booking we shall use reasonable endeavours to arrange alternative accommodation of a similar standard or we will provide a full refund. We reserve the right to alter rooms allocated if necessary. We are relieved of all liability should the B&B accommodation not be available due to circumstances beyond our control and the deposit will be refunded in full.
We will not be in breach of our agreements and booking contract, nor liable for any failure to perform any of our obligations in relation to your booking, due to any adverse event, act, omission or accident which is beyond our reasonable control.  This includes but is not limited to: flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, interruption or fire, forced closure, or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse or damage of building structures.  We also reserve the right to cancel a booking due to personal emergencies, including but not limited to; a death in the family, personal injury or any type of medical or personal emergency.
