Located at 147 Aquidneck Avenue in Middletown RI, The Sea Breeze Inn is steps to Easton’s Beach and close to downtown Newport RI, Cliff Walk, the Newport Mansions, and area beaches. The hotel features 16 professionally designed guestrooms and suites with ocean views, along with a 30 seat full-service café. The hotel is conveniently located in the Atlantic Beach neighborhood overlooking both Newport’s Easton’s Beach (First beach) and Easton’s pond and is just minutes to downtown Newport, RI. Rooms boast private balconies with views of the beach and pond, each individually designed with unique features and accents. An on-site café provides complimentary made-to-order breakfast to all guests every morning which is included in the price of the stay. The café is also open to the public daily for breakfast and lunch. RATES
Published rates are subject to change without notice. Rates are guaranteed at the time of booking and not subject to increase.

OCCUPANCY
Maximum of two guests per standard guest rooms including Standard Two Double Beds. A third
person may occupy our Queen Junior Suites. Maximum of 4 people can be accommodated in our Master Suite. Maximum of 6 people can be accommodated in our Deluxe Master Suite any more than 4 persons will be charged at an additional cost of $30 per night.

MINIMUM STAY REQUIREMENT
There is a two night minimum stay on all weekends between
May 19 and October 16, with a three night minimum on
holiday and Newport event weekends during the same period.

CHANGES
Reservation date may be changed without penalty 12 days prior to arrival.
Rates for the new reservation may vary based upon the dates chosen and available rooms. One change only permitted.

CHECK-IN CHECK-OUT
Check-in is guaranteed for 4 PM. Check-out is by 11 AM. We request that all guest check-in by 8 PM. If you will be later than 8 PM, please let us know so we may plan for your late arrival.

Parking
Each room is allocated one parking spot
Deluxe Master Suite is allocated 2 parking spots

PETS
Pets are not permitted. There is $100 cleaning fee for service dogs.

Payment Policy

BOOKING,PAYMENTS & DEPOSITS
Bookings = deposit of 1 night stay plus applicable taxes and fees charged upon booking. Deposits are refundable based upon the cancellation policy.
All remaining balances to be settled upon check out of the hotel
Payment by credit card, cash; cheques are not accepted
VISA, DISCOVER, MASTERCARD and AMERICAN EXPRESS credit cards are accepted
Additional charges may apply to early check-in / late check-out
Please contact The Sea Breeze Inn reservations directly if you would like to request a room or suite with a bathtub.

Cancellation Policy

CANCELLATIONS
Please call us at 401-849-1211, to cancel your reservations. Please see below for the required minimum notice before your arrival date for a refund.
14 days or less prior to confirmed arrival date = will forfeit the required deposit (May 1 – November 6)
24 hours or less prior to confirmed arrival date = will forfeit the required deposit (November 7 – May 1)
No show, cancellation less than 24hrs prior to arrival, early departures = 100% of total accommodation charges

The cancellation fee may be waived (at the discretion of the innkeeper) if the guest chooses to leave their deposit with the inn for a future stay.
