Dear Liz DeCarlo,

Thank you for making a booking with Toronto Rooms and Suites. Your rate for the reservation is 99 plus tax.

We are excited to make your stay comfortable. Your accommodation address is 357 Spadina Ave, Toronto, Ontario in Chinatown downtown. You MUST CALL/TEXT us at 416-571-5872 FOUR HOURS IN ADVANCE BEFORE ARRIVAL AT THE PROPERTY TO ARRANGE FOR A CHECK-IN TIME with Toronto Rooms and Suites staff. We don't have a front desk at the property and our check-in times are limited.

Check-in policy:

Check-in hours: 3:00pm to 8:00pm, call us to arrange for alternative check-in time at 416-571-5872.

We require a valid government issued ID (driver’s license or Passport) and a credit card matching the name and number of the person on the reservation. We will take a copy of ID. We ONLY ACCEPT CREDIT CARD FOR SECURITY DEPOSIT. We take security deposit for rooms (pre-authorize credit card & guest receives a receipt - $250 queen room, $300 for King, $500 for Apartment) and release the day guest checks out after room inspection.

There is the rental agreement below please read it and you will be required to sign it upon check-in..

Please note SMOKING IS NOT PERMITTED anywhere in the building.

PARKING: We have no parking at our property but there is ample paid parking available, please visit www.parkopedia.com, enter our address 357 Spadina Ave, Toronto and select a parking lot of your choice.

Toronto Rooms and Suites GUEST- Agreement & Terms and Conditions

This sub-lease agreement is between Toronto Rooms and Suites (Lessor) and “the guest”
(Tenant). The tenant hereby offers to lease from the lessor, a furnished apartment/Room (Premises) in Toronto. The tenant hereby offers to acquire from lessor the premises on the terms and subject to the conditions as set out in this agreement.
1. The lease will be effective from the dates as agreed between the lessor and the tenant.
2. The tenant will pay to the said lessor the rent for the entire period in advance. Moreover, a refundable (less any damages, if any) deposit of $ 250 (Queen Room), $300 (King), $500 (Apartment), which will be refunded within one week of vacating the premises. Cash/Visa Debit are not accepted for security deposit. Tenant must present a valid government issued id and a credit card matching the name on the reservation. All policies are emailed via extranet to the tenant who is responsible for reading/agreeing before arrival and reaching out to lessor for any clarification.
3. The tenant further agrees that the rooms/apartments will used for residential purpose only and will not be sublet/rented to any other person, otherwise, you will be vacated from the property with penalties, and no refund on deposit.
4. The tenant and the lessor agree that in case of any damage to the furniture during the tenancy, the tenant will replace the same. The tenant also agrees that any loss cause to the building or the apartment due to his/her negligence will be fully compensated.
5. Smoking is not allowed anywhere in units. A $300 penalty will be charged in case of a violation. The same charges will apply for any extra ordinary mess left in the unit.
The tenant agrees to abide by the rules and regulations of the building. The tenant agrees that in
case of any damage to the building premises, the tenant will be liable to pay for the damages.
The tenant is also responsible for returning the keys and remotes to Toronto Rooms and Suites at
departure. Key and/or electronic Fob lost, charge will be apply ($50.00)
6. The tenant agrees that the building management/security may enter the apartment in case of emergency without seeking the tenant’s permission.
7. The tenant agrees to let any officer or staff of Toronto Rooms and Suites at reasonable times to enter the premises for inspection.
8. The tenant agrees that Toronto Rooms and Suites or any of its staff will not be responsible for any damages which may include theft, fire, personal injury, death or any other damage to the vehicle and personal belongings of the guests and their visitors. It is the responsibility of the tenant to ensure that they have adequate and relevant insurance coverage before occupancy.
9. The guests agree that no illegal activity and disturbance takes place at the premises.
10. The tenant also gives permission for the housing keeping staff to enter the premises for the purpose of housekeeping.
11. The tenant also agrees that no illegal activity will take place in the premises.
12. The tenant also agrees that Toronto Rooms and Suites reserves to change the premises and the pricing.
13. The tenant agrees that there will be no disturbance to the neighbors or any late-night parties at premises.
14. You agree to prevent any party members from causing a nuisance or disturbance to other
residents/neighbours. You agree that the hired premises will be secured when unoccupied during your
stay. You agree that owners/agents will be allowed access to the property if required
15. We reserve the right to vacate you 357 Spadina Ave, Toronto, ON property should any of the above mentioned polices are not honoured.
BY AGREEING TO THIS SUB LEASE AGREEMENT, THE TENANT AGREES TO BE BOUND BY ALL OF THE TERMS AND CONDITIONS AND AGREES THAT THESE TERMS CONSTITUTE A BINDING CONTRACT BETWEEN THE TENANT AND LESSOR/Toronto Rooms and Suites.
